AcreTrader is a real estate investing platform that gives accredited investors access to farmland by letting them buy shares in specific farms. It sources and vets farmland deals, then lists them on a marketplace where investors choose deals to fund. Once funded, AcreTrader handles farmland management and collects rent from farmers, taking a fee that is a percentage of the rent. Compared with other investing options, AcreTrader focuses on a specialized asset class—farmland—and provides a turnkey path for investors who may not have agriculture experience by handling deal sourcing, vetting, and ongoing property management. The company’s goal is to broaden access to farmland as an alternative asset, helping investors diversify portfolios and earn income from rents without needing to directly manage farms.

AcreTrader launches farmland fund after deploying $311M across 147 US investments

AcreTrader has launched the Proterra AcreTrader Farmland Fund LP, an open-ended investment vehicle structured as a private, non-traded REIT to expand access to investment-grade farmland. The fund will target prime agricultural regions across the United States, aiming to provide returns through capital appreciation and lease income. Since its 2017 founding, AcreTrader has invested over $311 million in US row crop farmland across 147 investments. The platform has completed 17 full-cycle realisations across 12 states, returning over $26 million to investors. The new fund combines Proterra's institutional fund management experience with AcreTrader's sourcing and underwriting capabilities. Proterra Investment Partners, based in Minneapolis, manages alternative assets across the food value chain from seven investment verticals.
