Requirements
  • Demonstrated experience working with electrical, mechanical, and plumbing systems, including related maintenance processes and troubleshooting malfunctions while adhering to industry safety protocols.
  • Demonstrated project management skills, including developing work processes and prioritizing project deliverables on deadline within defined budget parameters.
  • Experience conducting and documenting regular fire, tornado, and workplace safety drills.
  • Ability to write policies and procedures in adherence to regulatory and accreditation standards such as OSHA and The Joint Commission.
  • Ability to develop, organize, and conduct staff training regarding workplace safety and infection control as it relates to building operations.
  • Familiarity with blueprints and schematic diagrams.
  • Supervisory experience with the ability to set direction for a team, delegate tasks, deploy resources, and manage performance outcomes.
  • Knowledge of developing, implementing, and managing a department budget and tracking expenditures.
  • Ability to communicate effectively verbally and in writing at all organizational levels and with external customers.
Responsibilities
  • Identify maintenance requirements, forecast resources, and provide oversight for construction projects, capital improvement projects, and daily repair tasks.
  • Manage day-to-day work assignments for maintenance, groundskeeping, transportation, and housekeeping staff to ensure efficient operations.
  • Schedule staff, approve time off, and complete related payroll functions according to policy.
  • Design, implement, and modify preventive maintenance programs by reviewing maintenance and quality-control reports and performing scheduled maintenance on equipment and systems.
  • Ensure building operations comply with local zoning laws and regulations, and schedule required inspections with applicable city ordinances and regulatory boards.
  • Obtain competitive contractor bids for facility projects and oversee service delivery within established budget parameters.
  • Ensure the security of properties and company assets, and conduct regular asset audits.
  • Demonstrate the safe use of tools and equipment, and conduct safety orientation and ongoing training to prevent improper use or injury.
  • Conduct fire, tornado, and workplace safety drills at all site locations to maintain staff emergency preparedness.
  • Develop, implement, and revise departmental policies and procedures according to regulatory and accreditation standards for building operations, safety, and infection control.
  • Oversee the purchasing, maintenance, and cleanliness of company-owned vehicles.
  • Oversee the maintenance and cleanliness of building property, including parking areas, sidewalks, and landscaping.
  • Ensure purchase-order processes are followed for departmental expenditures, including fuel, vehicle maintenance, and supplies, and remain within approved budget parameters.
  • Develop and maintain relationships with community stakeholders, including vendors, contractors, and regulatory agencies.
