  • Graduation from high school with a diploma.
  • Education in construction or a related field, or equivalent relevant experience, is preferred.
  • A valid driver's license is required.
  • A solid understanding of construction principles and techniques is required.
  • The ability to problem solve, forward think, and plan ahead is required.
  • Proficiency with building codes and accessibility standards is required.
  • OSHA 10-hour training is preferred.
  • First Aid training is preferred.
  • Additional safety certifications are a plus.
  • Three to five or more years of experience managing multifamily construction projects is preferred, with a stable employment history and proven track record.
  • Demonstrated knowledge of site work, utility infrastructure, structural building, mechanical systems, and interior finishes is required.
  • Effective oral communication and writing skills are required.
Responsibilities
  • Direct, coordinate, and supervise all on-site construction activities and employees from project beginning to completion.
  • Provide direct leadership, oversight, and management of all construction aspects for an assigned project at an on-site location.
  • Optimize the use of on-site resources, subcontractors, labor, materials, and equipment while ensuring construction quality is achieved and documented.
  • Resolve conflicts among project participants through effective communication.
  • Ensure a safe working environment for all on-site personnel.
  • Organize the sequencing of field operations and the staging of materials and resources.
  • Oversee on-site construction of a single project from start to finish.
  • Provide weekly or monthly reports on project progress, challenges, and possible solutions.
  • Ensure construction activities meet or exceed the predetermined production schedule.
  • Devise project work sequencing and action plans and revise them when needed.
  • Conduct preconstruction and project subcontractor meetings.
  • Coordinate deliveries and material staging to maintain a clean and safe work environment.
  • Inform the project team, including Property Management, of sequencing, construction, and scheduling developments.
  • Manage the construction process to meet project commitments and turn dates from project inception through completion and Certificate of Occupancy.
  • Implement quality assurance and control procedures.
  • Ensure work complies with contract documents, specifications, design commitments, building codes, and project requirements.
  • Provide input to the Project Manager to assist in successful project completion.
  • Manage subcontractors and vendors to ensure quality control, cost control, and adherence to the construction schedule.
  • Enforce compliance by on-site personnel with project procedures, requirement standards, and quality assurance procedures.
  • Implement safety and risk-management standards, including Occupational Safety and Health Administration standards.
  • Conduct safety meetings and safety onboarding meetings.
  • Ensure safety protocols are followed in accordance with the company safety program, applicable codes, and regulations.
  • Maintain adherence to budgetary guidelines, quality standards, and safety standards.
  • Manage labor costs, rental equipment, dumpster fees, and materials.
  • Approve and process weekly or monthly subcontractor and vendor payment applications.
  • Hold regular meetings with on-site personnel and subcontractors.
  • Review scopes of work, project specifications, and drawing details and provide technical assistance and direction as required.
  • Initiate Requests for Information to ensure they are necessary and clear, submit them to the Project Manager in a timely manner, and maintain an effective follow-up process.
  • Prepare project updates, documentation, job reports, progress reports, and related administrative materials.
  • Solve problems, prioritize tasks, and manage multiple activities while maintaining effective communication and organization.
  • Represent the company during work execution to subcontractors, consultants, owners, vendors, and municipal agencies as required.
  • Supervise assistant construction superintendents and project engineers and oversee the safety and security of on-site construction operations.
  • Serve as the single point of contact for the Director of Operations and Project Manager for construction compliance, budget, schedule, safety, and quality.
  • Ensure project documents are complete and timely and maintain proper document control.
  • Advise on job-related problems and issues.
  • Work with municipalities and utility providers on service installation and inspection.

NRP Group appoints Taylor Lindsley as VP of development in Florida

The NRP Group, a multifamily housing developer and manager, has appointed Taylor Lindsley as Vice President of Development for Florida. Lindsley will lead new project origination and develop market-rate opportunities across the state, reporting to Senior Vice President Brett Gelsomino. Lindsley brings extensive commercial real estate development experience across multifamily, industrial and retail sectors in Florida. He previously served as Development Manager at Milhaus, overseeing the full lifecycle of multifamily projects including land acquisition, entitlements and construction delivery. He also managed industrial and retail developments at Wadsworth Development Group in Arizona.
