About the job

Requirements
  • A bachelor's degree in Electrical Engineering, Mechanical Engineering, Construction Management, or a closely related technical discipline; significant working experience may be considered in lieu of a degree.
  • At least 7 years of progressive experience in construction management or preconstruction, including at least 4 years focused on data center or mission-critical facility projects.
  • Owner-side or owner's representative experience is strongly preferred; general contractor or construction management-at-risk experience is considered.
  • Deep technical knowledge of mission-critical mechanical, electrical, and plumbing systems, including medium-voltage electrical distribution, diesel generation, uninterruptible power supply systems, or chilled-water and cooling infrastructure.
  • Ability to read and interpret complex construction drawings, specifications, and technical submittals across all disciplines.
  • Familiarity with BICSI, TIA-942, NFPA 70 (National Electrical Code), NFPA 110, and applicable IBC/IFC standards for data center construction.
  • Experience managing multiple concurrent projects or active construction sites across different geographies.
  • Strong proficiency with project management platforms such as Procore, e-Builder, or an equivalent platform.
  • Willingness and ability to travel up to 50% of the time to project sites across the United States.
Responsibilities
  • Manage ground-up data center construction projects from design development through commissioning and handover, maintaining accountability for schedule, budget, and quality outcomes.
  • Serve as the primary owner's representative on-site and in project meetings, interfacing with general contractors, mechanical, electrical, and plumbing contractors, commissioning agents, authorities having jurisdiction, and utility providers.
  • Review and validate project schedules using P6 or Microsoft Project, identify critical-path risks, and drive schedule-recovery actions with general contractor and subcontractor teams.
  • Oversee construction activities to ensure alignment with owner's project requirements, design intent, applicable codes, and standards.
  • Lead technical review of mechanical, electrical, and plumbing, structural, and civil submittals and requests for information, providing input on constructability, quality, and conformance with specifications.
  • Coordinate with design engineers and specialty consultants on electrical systems including medium-voltage distribution, switchgear, uninterruptible power supply systems, generators, and power distribution units, as well as mechanical systems including chilled water, cooling towers, computer room air handlers, and precision air systems.
  • Support commissioning activities, including commissioning, integrated systems testing, and integrated component testing, by coordinating owner-side participation, reviewing test plans, and tracking deficiency resolution.
  • Evaluate and provide recommendations on change-order requests; negotiate scope, cost, and schedule impacts with the project controls team.
  • Participate in design development, design review, and value-engineering sessions during pre-construction to influence constructability and cost efficiency.
  • Support procurement and award of general contractor and major subcontracts; review bid packages, evaluate contractor proposals, and assist with scope leveling.
  • Coordinate early-release and long-lead equipment procurement, including switchgear, transformers, generators, chillers, and cooling towers, in alignment with the project schedule.
  • Monitor and report project cost performance against approved budgets; maintain cost-to-complete forecasts and report variances to leadership.
  • Review and approve contractor pay applications, ensuring work-in-place verification and lien-waiver compliance.
  • Manage owner-direct vendor contracts and purchase orders for testing, inspection, commissioning, and other direct costs.
Desired Qualifications
  • Certified Construction Manager designation.
  • Project Management Professional designation.
  • Familiarity with critical-facility commissioning frameworks such as ASHRAE Guideline 0 and NEBB.
  • Prior experience working directly for a real estate developer, real estate investment trust, or institutional owner on ground-up development projects.
