Building Superintendent
About the job
- At least 3 years of superintendent experience.
- At least 3 years of maintenance experience.
- Familiarity with the Residential Tenancies Act (RTA).
- Ability to perform basic plumbing, electrical, painting, and repair work.
- Organizational and time-management skills.
- Physical capability to perform the required maintenance duties.
- Health and Safety (H&S) certification.
- Ensure the building interior and grounds are safe, clean, and presentable.
- Respond to tenant questions, concerns, and emergencies.
- Assist with renting property-management units.
- Perform seasonal work as required, including snow removal, salting, and gardening.
- Inspect and maintain mechanical room systems, including the boiler, fresh-air units, HVAC, and pumps.
- Carry out basic plumbing and electrical work.
- Perform general repairs and maintenance.
- Complete unit-turn repairs and maintenance.
- Respond promptly to emergency calls from full-service residents.
- Liaise with and oversee contractors and service providers.
- Keep detailed maintenance records, inspection reports, and service logs.
- Ensure all work complies with safety regulations and residential building standards.
- Respond to janitorial issues.
- Remain on call after hours. Availability for after-hours and emergency response is required.
