Requirements
  • A high school diploma or general education degree (GED) and one year of related experience and/or training, or an equivalent combination of education and experience.
  • A valid driver's license and insurance are required.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence.
  • Ability to add, subtract, multiply, and divide using whole numbers, common fractions, and decimals; compute rate, ratio, and percent; and draw and interpret bar graphs.
  • Ability to apply commonsense understanding to carry out written, oral, or diagrammed instructions and deal with problems involving several concrete variables in standardized situations.
  • Ability to operate basic office equipment, including telephones, 10-key equipment, scanners, photocopiers, and fax machines.
  • Proficiency with Microsoft Office Suite, with significant experience in Microsoft Excel, Microsoft Word, and Microsoft Outlook calendaring.
  • Ability to perform the physical demands of the role, including frequent lifting or moving of up to 10 pounds and occasional standing, walking, reaching, stooping, kneeling, crouching, or crawling.
Responsibilities
  • Assist the Community Manager with overseeing complex operations and maintaining the highest possible occupancy through outreach efforts and advertisements specified by the Affirmative Fair Housing Marketing Plan.
  • Assist the Community Manager in obtaining new residents' signatures on appropriate paperwork before move-in and orient new residents to the community.
  • Complete and submit timely weekly reports and maintain neat and legible records.
  • Ensure prospects complete applications and secure deposits in accordance with company procedures and Fair Housing requirements.
  • Implement Cascade Management, Inc.'s policies as established in the operations manual.
  • Ensure compliance with applicable federal and state regulations and ensure required grievance, equal housing opportunity, justice, and labor posters are posted in the office.
  • Show apartments, accept applications, and screen applicants by verifying and certifying resident income at initial, interim, and annual recertification.
  • Complete resident move-in sheets and ensure utilities are transferred.
  • Explain rental agreements and residency policies to residents.
  • Update availability reports, process applications for approval, conduct credit and rental-history checks, submit processed applications to the Community Manager, and follow up with applicants regarding status.
  • Greet prospects and qualify them by covering all criteria and using completed guest cards.
  • Collaborate with the Director of Marketing to achieve marketing activities.
  • Follow up on property inquiries and questions through telephone, email, fax, or other preferred contact methods.
  • Maintain waiting-list files for eligible applicants and files for removed or rejected applicants.
  • Collect rents, maintain petty cash, account for collected monies, make timely deposits, log and collect late charges and non-sufficient-funds charges, and deliver rent-increase notices.
  • File and maintain resident records and keep adequate supplies of forms and postage.
  • Prepare budget recommendations and submit them to the Community Manager for review during the annual budget process.
  • Promote harmonious relations among tenants, employees, owners, and the local community.
  • Enforce house rules according to company policies and procedures and maintain knowledge of residents and their apartment assignments.
  • Recommend improvements to company policies, procedures, and practices.
  • Travel as required for in-person classes and annual education conferences.
  • Maintain regular and reliable attendance during scheduled hours.
  • Perform other duties as required.
