Responsibilities
  • Oversee the overall operations of the maintenance department while following company core values and brand standards.
  • Oversee all mechanical areas of the hotel, restaurant, and grounds to keep the property functioning efficiently.
  • Greet guests in a friendly and positive manner, ask questions, and make personal connections to ensure they feel welcome and valued.
  • Repair or service heating, ventilating, and air conditioning systems, including changing filters, cleaning ducts, and refilling non-toxic refrigerants.
  • Maintain an ongoing energy management program for the property's heating, ventilating, and air conditioning and lighting systems.
  • Install, connect, or adjust thermostats, humidistats, and timers.
  • Connect heating or air conditioning equipment to fuel, water, or refrigerant sources to form complete circuits.
  • Study blueprints, design specifications, and manufacturers' recommendations to determine equipment configuration and proper component installation.
  • Lay out and connect electrical wiring between controls and equipment according to wiring diagrams using electrician's hand tools.
  • Inspect and test systems for compliance with plans and specifications and to detect and locate malfunctions.
  • Record and report time, materials, faults, deficiencies, and unusual occurrences on work orders.
  • Install and test automatic, programmable, or wireless thermostats to minimize energy usage.
  • Adjust system controls to manufacturer-recommended settings to balance systems.
  • Recommend, develop, or perform preventive and general maintenance procedures, including cleaning, power-washing, vacuuming equipment, oiling parts, and changing filters.
  • Assemble, position, and mount heating or cooling equipment according to blueprints or manufacturers' specifications.
  • Hire, train, and supervise maintenance team members.
  • Schedule work hours for department staff.
  • Establish a list of parts suppliers and order maintenance parts, work-order items, and department supplies within the company budget; seek General Manager or Assistant General Manager approval for major purchases.
  • Use Quore to record maintenance issues and maintain current documentation of required and completed corrective work.
  • Oversee daily water checks for the swimming pool, spa, and filtering system.
  • Control property security by maintaining master keys and ensuring security cameras, door locks, and other equipment function properly.
  • Perform property walk-arounds and address issues, including trash, used towels, safety concerns, and security issues; report problems to the appropriate department or General Manager.
  • Coordinate facility repairs among front desk, laundry, kitchen, and other staff while prioritizing guest requests and comfort.
  • Maintain required county and state pool and spa records, boiler records and certificates, elevator certificates, and other documentation.
  • Update Safety Data Sheets as needed.
  • Oversee the property's ongoing preventive maintenance program.
  • Ensure preventive maintenance tasks are completed within designated time periods.
  • Monitor and review completed preventive maintenance to ensure it meets company standards.
  • Assist with completing preventive maintenance tasks as needed.
  • Assist in checking fire protection systems and training personnel in their use.
  • Assist with all aspects of ground beautification.
  • Coordinate necessary contracted repair work with outside contractors and obtain General Manager approval before hiring contractors.
  • Drive company vehicles and operate heavy machinery such as lawn-care and snow-removal equipment.
  • Follow company processes.
  • Maintain regular and recurrent attendance.
  • Perform other duties requested by management.
