Requirements
  • A high school graduate or General Education Development degree is required.
  • At least one year of related experience is required.
  • Technical training or maintenance certifications are helpful.
  • Mandatory state and federal requirements and certifications for the occupation must be obtained and maintained.
  • A valid driver's license is required if assigned to travel between multiple locations.
  • General knowledge and experience in electrical, plumbing, heating, ventilation, and air conditioning, landscaping, carpentry, and basic maintenance are required.
  • Ability to use a wide variety of hand and power tools and yard-care equipment is required.
  • Ability to organize and prioritize work, identify and solve general-maintenance problems, and recommend preventive-maintenance measures is required.
  • The employee must adhere to all terms and conditions in the United Church Homes Employee Handbook.
Responsibilities
  • Maintain all areas of the property and its surroundings in good working order.
  • Complete resident work orders through the Housing Manager and troubleshoot appliances throughout the property and resident units.
  • Coordinate with office staff to prepare units for new residents.
  • Participate in special activities such as the safety committee and mentoring, orientation, or new-hire activities.
  • Maintain sidewalks, entrances, parking lots, lawns, trees, shrubs, plantings, and sprinkling systems; remove trash, leaves, and snow; and apply fertilizer as needed.
  • Clean and maintain entrance vestibules, lobbies, hallways, laundry rooms, elevators, trash rooms, stairwells, public restrooms, social rooms, and office and reception areas.
  • Strip and wax floors as needed under the Manager's direction and in cooperation with Housekeeping staff.
  • Clean and refurbish newly vacated apartments, including checking for plumbing and electrical problems, identifying carpet or floor-tile replacement needs, preparing units for painting, painting, and thoroughly cleaning units.
  • Work with the Manager to inspect all units annually and perform needed maintenance work.
  • Follow emergency maintenance procedures, respond immediately to major building problems or failures, ensure resident and staff safety, and coordinate with local authorities as necessary.
  • Complete miscellaneous work orders, including replacing light bulbs; maintaining water heaters; managing apartment heating, ventilation, and air-conditioning units; troubleshooting appliances; unclogging or repairing toilets and garbage disposals; performing minor plumbing and electrical repairs and installations; checking fire extinguishers; repairing or cleaning carpets; and installing emergency communication units.
  • Coordinate with outside vendors and contractors for large or advanced maintenance projects.
  • Provide on-call coverage 24 hours a day, 7 days a week for emergencies.
  • Coordinate with the Manager to establish and maintain the annual maintenance budget.
  • Assist with training other Maintenance staff under the direction of the Housing Manager and Regional Manager.
  • Perform other duties assigned or directed by the Housing Manager.
