Requirements
  • A Bachelor's degree in Engineering is required, although significant pertinent industry experience and/or specialized certifications may be considered.
  • Six to ten years of maintenance supervision experience in a medium-to-highly regulated or technical field is required.
  • Three to five years of healthcare facilities management or equivalent experience is required.
Responsibilities
  • Direct operations, planning, coordination, and the proper operation and maintenance of uninterrupted light, heat, power, water, and monitoring systems across hospital buildings and services.
  • Maintain the overall condition and professional appearance of hospital and university facilities.
  • Assist with the development and management of operating budgets and provide direction for capital budgets.
  • Manage schedules, operating budgets, quality control, and departmental responsibilities.
  • Oversee the safe and efficient operation of hospital and university buildings, equipment, systems, and grounds.
  • Manage interactions with regulatory agencies, including The Joint Commission, the Pennsylvania Department of Health, and the City of Philadelphia Licenses and Inspections.
  • Assess client needs and organizational risk to drive compliance, service-level improvement, financial responsibility, and minimized operational interruptions.
  • Lead the Facilities Performance and Customer Service team and maintain working relationships with departmental representatives, area managers, staff, administration, and Facilities Services.
  • Evaluate clinical areas, research laboratories, educational departments, and support departments to ensure client needs are met.
  • Monitor building systems, equipment, and grounds for safety and efficiency and maintain compliance with state and local codes, The Joint Commission, and insurance requirements.
  • Support continuous readiness for regulatory site visits and review surveys and corrective responses with inspection personnel.
  • Report inspection and survey results and corrective-action requirements or recommendations to senior facilities leadership.
  • Participate in planning future development of physical facilities and systems and recommend equipment and systems retrofits, repairs, replacements, and additions.
  • Ensure readiness, functioning, and maintenance of life-safety systems, including fire alarms, sprinkler systems, and emergency generators.
  • Delegate routine repair and maintenance work to managers and supervisors and contract for periodic inspections and specialized maintenance.
  • Optimize the work-order and preventive-maintenance system to schedule and distribute workloads, enable issue reporting and status feedback, and improve facilities outcomes.
  • Manage human-resource matters for direct and indirect staff, including employment, termination, suspension, training, grievances, and promotions.
  • Develop work schedules and assignments for personnel.
  • Lead safety and injury-prevention activities, involve staff in identifying system issues and corrective actions, support error and event reporting, and ensure compliance with licensing and regulatory bodies.
Desired Qualifications
  • Healthcare or acute-care hospital experience.
  • Professional association membership with ASHE, NFPA, APPA, or a similar industry organization, with associated certifications.
  • Collective bargaining experience.
  • Formal management training.
