Zillow agrees $212.5M settlement over Zillow Offers investor class action

Zillow has agreed to a $212.5 million settlement with investors, which law firm Hagens Berman says is potentially the largest single securities settlement in the history of the Western District of Washington federal court. Zillow reported the deal in an 8-K filing. The lawsuit, Jaeger v. Zillow Group Inc. et al, was filed on November 16, 2021. Investors alleged Zillow and some executives misled them about purchasing volume, pricing accuracy and operational improvements at its home-buying business, Zillow Offers, inflating the share price. On November 2, 2021, Zillow announced it was winding down Zillow Offers, cutting its workforce by 25% and taking a $304 million write-down on housing inventory. The class covers buyers of Zillow Class A common stock or Class C capital stock between August 5, 2021, and November 2, 2021. Hagens Berman will ask the court for preliminary approval.

Zillow Home Loans launches FHA down payment assistance loan.

Zillow Home Loans launches FHA down payment assistance loan. Second loan covers up to 3.5% and is forgiven after five years of on-time payments for owner-occupants Article Summary. Zillow Home Loans launched a down payment assistance program for FHA borrowers in 43 states and Washington, D.C. It offers a second loan of up to 3.5% of the purchase price that is forgiven after five years if the borrower remains an owner-occupant and makes on-time payments. AI Summary Zillow Home Loans on Wednesday announced the launch of a down payment assistance (DPA) program for eligible homebuyers using Federal Housing Administration (FHA) loans, offering a second loan that can cover the full minimum down payment. The program is available in 43 states and Washington, D.C., and provides up to 3.5% of the home's purchase price or appraised value, whichever is lower. The second loan carries no interest or monthly payment and is forgiven after five years of on-time payments on the primary mortgage, provided the borrower continues to occupy the home. The program has no income cap or first-time homebuyer requirement. Borrowers must have a minimum credit score of 640, purchase a primary residence and qualify for the full monthly mortgage payment under standard underwriting. The second loan must be repaid in full if the borrower moves out, sells the home or refinances before the five-year period ends. "This program helps us serve more qualified buyers by giving them a simple way to clear that hurdle, with their mortgage and down payment assistance handled in one place," Eric Wilson, Zillow's senior vice president and general manager of mortgages, said in a statement. "For buyers who can afford the monthly payment, we can now cover the full minimum down payment." The program is not available in Arizona, Delaware, Florida, Massachusetts, New York, Rhode Island or Virginia. Borrowers remain responsible for the standard interest rate, monthly payment and mortgage insurance associated with their primary FHA loan. Addressing upfront homebuying costs. The program aims to address the upfront costs of homeownership, which can prevent prospective buyers from purchasing a home even when they can manage a monthly mortgage payment. In a survey of more than 57,000 buyers and prospective buyers, Zillow found that 70% used savings for a down payment. About 30% relied on gifts or loans from family or friends, more than 25% sold stocks or other investments, and more than 20% tapped retirement accounts. Down payment assistance is also available through state and local housing agencies, nonprofits, employers and other lenders. But some programs impose income limits, require consumers to be first-time homebuyers or restrict eligibility by location. Zillow Home Loans' new offering is designed to give eligible borrowers another option without requiring them to navigate a separate assistance provider. Borrowers can also contribute their own funds toward a larger down payment. The program allows buyers to combine the assistance with up to 6.5% of their own funds for a down payment of 10%. Zillow listings continue to display state and local down payment assistance programs for which buyers may qualify. Zillow Home Loans loan officers can also help borrowers compare financing options, including conventional loans with down payments as low as 3% and Department of Veterans Affairs (VA) loans with no down payment for eligible veterans.
