Requirements
  • At least 3 years of hands-on experience in residential or apartment maintenance is strongly preferred.
  • Proficiency in diagnosing and repairing HVAC systems, basic electrical systems, plumbing, carpentry and drywall, and household appliances.
  • Strong troubleshooting skills and a proactive, solution-oriented approach.
  • Ability to track maintenance tasks and manage inventory in an organized and detail-oriented manner.
  • Professional communication skills for working with residents, coworkers, and third-party vendors.
  • Reliability and responsiveness, including availability for rotational after-hours and weekend emergency calls.
  • EPA Universal Certification for refrigerant handling is preferred.
  • OSHA 10 or OSHA 30 certification is preferred.
  • CPO (Certified Pool Operator) certification is preferred if applicable to the property amenities.
Responsibilities
  • Respond promptly to resident maintenance requests, prioritizing safety-related and emergency issues.
  • Document work performed in a property management system for accountability and tracking.
  • Follow up with residents regarding job status in a timely manner.
  • Perform scheduled inspections and preventive maintenance on HVAC units, plumbing systems, smoke detectors, fire extinguishers, and other critical building systems.
  • Identify potential issues before they become major repairs.
  • Complete apartment make-ready tasks, including painting, fixture replacement, deep cleaning, and appliance checks.
  • Test HVAC, electrical, and plumbing systems to ensure they are functioning properly.
  • Address structural and aesthetic issues, including drywall repair, door and window replacements, and fence repairs.
  • Maintain cleanliness and safety in common areas and grounds through trash pickup, curb sweeping, landscaping and lawn maintenance, and snow or ice removal when applicable.
  • Manage supply inventory, submit restock requests, and keep the maintenance shop clean and organized.
  • Store and label tools and materials properly.
  • Monitor and assist on-site contractors and vendors to ensure quality and timely completion of work.
  • Adhere to and enforce safety protocols compliant with Occupational Safety and Health Administration, city, state, and federal standards.
  • Report incidents, hazards, vandalism, or suspicious activity to the Property Manager immediately.
  • Provide backup coverage for other team members as needed.
  • Attend team meetings and training sessions to stay updated on procedures and safety protocols.
