Requirements
  • A bachelor's degree from an accredited college or university is preferred in Business Management, Real Estate, or a related field.
  • Four to six years of relevant experience applying property management, sales, marketing, and customer service knowledge to manage an apartment community, resolve customer complaints and issues, complete financial records and reports, increase sales revenues, and coordinate a team’s work.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication, conflict resolution, and customer service skills.
  • Ability to work independently, as a leader, and as a collaborative member of a team.
  • All licenses and certifications required by state and local jurisdictions.
  • A valid driver's license is required to drive a golf cart on the property.
  • Proficiency with internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency with property management software, preferably Entrata, Yardi, and/or OneSite.
  • Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to push, pull, lift, carry, or maneuver weights of up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Provide input into property budgets by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports.
  • Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted timely, making financial bank deposits, and preparing and reviewing monthly financial status reports.
  • Approve vendor, contractor, and service-provider invoices by reconciling work performed or products purchased, validating certificates of insurance, coding charges to appropriate Chart of Accounts codes, and managing related communications.
  • Control expenditures within the approved budget and manage the petty cash fund.
  • Oversee lease enforcement by approving resident applications, discounts, and renewal leases; conducting apartment inspections; following notice requirements; evicting residents; and imposing and collecting allowable late fees and other charges.
  • Analyze market and economic trends and implement short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests and resolving service issues.
  • Ensure maintenance team members comply with company standards for responding to and completing resident service requests.
  • Conduct regular property inspections and take action to ensure that the property, grounds, buildings, and amenities meet safety, cleanliness, appearance, and appeal standards.
  • Supervise property staff by interviewing, hiring, orienting, and training employees, and manage their performance according to company policies and practices.
  • Manage the client/owner relationship through owner meetings, property tours, performance updates, and responses to owner requests.
  • Complete accounting, financial, administrative, and other reports and perform other assigned duties.
  • For California properties, manage the lease process using the California-specific Lease File Checklist to ensure lease documents are complete, compliant, and consistently organized.
  • Make routine local trips for bank deposits, training classes, outreach events, and other daily responsibilities.

Merrimack College, Greystar to celebrate Opening of new Essex and Shawsheen Residence Halls. August 31, 2026 NORTH ANDOVER, Mass. - Merrimack College and Greystar will celebrate the official opening of two new student residence halls Tuesday, Sept. 1, marking a major expansion of on-campus housing and another step in the transformation of the college's North Andover campus. The opening ceremony for Essex Hall and Shawsheen Hall will take place at 5 p.m. at Merrimack College. The event will bring together students, faculty, staff, alumni, neighbors, project partners and other members of the Merrimack community to celebrate the new residential facilities. The development adds 540 beds to Merrimack's campus housing inventory at the intersection of Route 114 and Andover Street. The project represents the college's largest increase in on-campus housing since 2015 and is part of its ongoing investment in the student experience and campus community. The residence halls were developed through a public-private partnership (P3) between Merrimack College and Greystar. Greystar developed the facilities and will manage the residence halls. The company brings nearly six decades of experience in student housing and currently manages approximately 15,000 campus-owned student housing beds nationwide. The new facilities are expected to provide students with additional residential options while strengthening the connection between campus life and the surrounding North Andover community. Christopher E. Hopey, Ph.D., president of Merrimack College, and Ryan Souls, managing director at Greystar, are expected to participate in the opening celebration. The event comes as Merrimack continues to invest in its campus infrastructure and student experience. The addition of Essex and Shawsheen halls provides substantial new housing capacity while contributing to the continued evolution of the college's campus. The ceremony will be held inside Essex Hall because of the forecasted weather. Greystar acquires master-planned mixed-use multifamily development project parcel in Fredericksburg Virginia. August 28, 2026 Greystar has acquired a 34.2-acre land parcel in Fredericksburg, Va., with plans to build a master-planned community. The company paid $27 million for the site, in a transaction brokered by S.L. Nusbaum Realty Co. The development parcel, dubbed Ulmanor Farm, is located at 3430 Fall Hill Ave. in Fredericksburg's Center corridor. The site is just off Interstate 95 and adjacent to several eateries and retail options. Other major thoroughfares in the area include U.S. Route 1 and Virginia State Route 3. The master plan calls for 365 multifamily units across four buildings, which will be developed by Greystar. 240 single-family units, to be developed by Lennar. A grocery-anchored shopping center, a Regency Centers property. As part of the project, Greystar will also extend Gordon W. Shelton Boulevard, build a protected pedestrian path and install two bus stops, according to FXBG Advance. S.L. Nusbaum Realty Co. Senior Vice President Larry Agnew and Vice President Andrew Thacker represented the developer in the land acquisition.

Greystar expands Irish PBSA portfolio with acquisition of Cork asset Copley Court. Real estate developer and manager Greystar has acquired a purpose-built student accommodation (PBSA) asset in Cork, Ireland, from Elkstone Real Estate. Copley Court has 265 beds and expands Greystar's Irish PBSA portfolio. The portfolio is now close to 2,200 beds in total. Cork remains one of only a small number of Irish counties to have recorded growth in PBSA bed stock over the past year and is one of the country's largest markets by student numbers, alongside Dublin and Galway, according to Greystar. The transaction was completed on behalf of Greystar Equity Partners Europe II (GEPE II), Greystar's recently closed pan-European value-add residential fund. The fund secured more than €2.7bn (£2.3bn) of commitments and provides more than €6.8bn (£5.8bn) of investment capacity to support acquisitions and development across key European residential markets, including Ireland. Claire Solon, managing director, Ireland, at Greystar, said: "Copley Court is a strong addition to our Irish student accommodation platform, and a clear signal of the capital we now have available to deploy following the final close of GEPE II. Cork continues to see rising demand for high-quality, well-managed student housing, and this acquisition reflects our confidence in the city's long-term fundamentals. "We look forward to working with the local onsite team to continue delivering a high standard of accommodation and service for students in Cork, while building on the asset's established summer letting programme." Copley Court is in the south of the city centre close to City Hall, less than 3km from University College Cork and other third-level colleges. As well as being fully let during the academic year, it benefits from a summer letting programme.

Updated / Tuesday, 25 Aug 2026 14:58 Global real estate company Greystar has agreed a deal to buy a 265-bed purpose-built student accommodation property called Copley Court in Cork from Elkstone Real Estate. The Cork deal further expands Greystar's Irish purpose-built student accommodation (PBSA) portfolio and brings its Irish PBSA portfolio to almost 2,200 beds. Greystar also has build to rent and PBSA assets across Dublin, Galway and Cork, as the platform continues to scale its presence in the Irish residential and student living sectors. Today's deal was completed on behalf of Greystar Equity Partners Europe II ("GEPE II"), its recently closed pan-European value-add residential fund. The fund secured more than €2.7 billion of commitments and provides over €6.8 billion of investment capacity to support acquisitions and development across key European residential markets, including Ireland. Copley Court is Greystar's fourth major investment in Ireland's PBSA sector following the acquisition of Point Campus in Dublin in 2024 and the 724-bed Project Galaxy portfolio in Dublin and Galway last year. Since it was relaunched in 2019, Copley Court has operated at or near full occupancy. It will now operate under Canvas Student, Greystar's pan-European student accommodation brand, joining a portfolio that spans seven countries across Europe. The property offers a range of amenities including a gym, private and group study spaces and a student lounge / games area.
