Head of Project Management
About the job
- At least 10 years of construction project management experience, including at least 3–5 years leading a team of Project Managers across multiple concurrent residential or mixed-use developments.
- A degree in Civil Engineering, Architecture, or a related discipline.
- A solid understanding of Cyprus construction contracts, local building procedures, permitting, and materials.
- A proven track record of controlling budgets, managing variations, and negotiating with main contractors.
- Advanced knowledge of MS Project for programme tracking, AutoCAD, and MS Office.
- Fluency in Greek and English.
- Strong planning and problem-solving skills, with the ability to work under pressure and meet strict deadlines.
- Take overall ownership of the construction phase across all active developments, set delivery priorities, and allocate Project Managers to projects based on scale, complexity, and risk.
- Lead, coach, and performance-manage the Project Management team; define objectives, conduct regular reviews, and build a succession pipeline as the portfolio grows.
- Set and enforce budget, timeline, and quality baselines for every project, monitor progress, and intervene early when projects drift.
- Serve as the senior escalation point for main contractors and subcontractors; lead commercial and technical negotiations, resolve disputes, and hold contractors accountable to contract terms.
- Review and approve project cost analyses, cash-flow forecasts, variation orders, and interim payment certificates in coordination with Procurement and Finance.
- Establish standardised Project Management processes, templates, MS Project programmes, and reporting, and deliver a consolidated monthly portfolio report to the Technical Director.
- Ensure technical correspondence, document control, and data flow between site and office and among Project Management, Pre-Construction, Procurement, Sales, and Legal.
- Attend key progress meetings and conduct regular site inspections across projects to resolve bottlenecks and technical issues.
- Enforce compliance with Cyprus building codes, permit conditions, quality assurance and quality control policies, and health and safety legislation across every site.
- Oversee commissioning, snagging, completion certification, and final handover to buyers.
- Work with the Head of Pre-Construction to receive coordinated designs, permits, and tendered contracts, and feed lessons learned into future projects.
- Registration with ETEK (Cyprus Scientific and Technical Chamber) is highly preferred.
