OSU-area mass timber high rise is the 'future of building,' developer says.

OSU-area mass timber high rise is the 'future of building,' developer says. By Carrie Ghose - Senior reporter, Columbus Business First Oct 16, 2026 Updated Oct 16, 2026 6:12pm EDT The tallest building on High Street north of downtown Columbus - a harbinger of high rises to come near Ohio State University - reached full height blindingly fast. Intro Columbus, a 13-story luxury student housing complex at 1497 N. High St., started construction one year ago this week and topped out in early September. A crew of just six to eight workers, instead of the usual 40 to 50, built the top 12 stories in about 16 weeks by using mass timber construction. "This is the future of building," Mark Bell, CEO of developer Harbor Bay Ventures, told Columbus Business First via email. "Mass timber lets Tomko Company build faster, with smaller crews, more predictable costs and a lower carbon footprint. At a time when every city is struggling with housing affordability and a shortage of skilled labor, those are not small advantages. They are the answer. "Ohio created an environment where innovation like this can happen, and Columbus is now a model other cities will study." The complex at the intersection of North High and West 9th Avenue is scheduled to open next summer, adding nearly 500 beds to a rapidly changing University District. Austin developer American Campus Communities recently started construction of connected nine and 12-story buildings between Lane and Norwich on the north edge of campus. Click the slideshow for a virtual rendering tour inside the upcoming Intro Columbus. Intro Columbus, with its second-floor terrace seen in this rendering, is set to open in summer 2027 at 1497 N. High St., primarily leasing to Ohio State University students. Columbus-based Elford Construction installed the structure's final cross-laminated timber panel 10 weeks ahead of schedule on Sept. 8, according to a press release. The architect is DLR Group, a global firm with a Columbus office, working with Chicago-based Forefront Structural Engineers. Columbus-based Coastal Ridge Real Estate will manage the complex, part of an OSU-area portfolio of 2,500 student housing beds in multifamily and scattered-site properties. Student housing typically rents by the bed; the building will have a mix of studios through six-bedroom units, including two-story townhomes with their own entries along West 9th. Very early in pre-leasing, "we're happy with the progress," Coastal Ridge President Ben Texler said. The Bier Stube, a popular campus-area bar, was one of the buildings razed to make way. Owner Craig Kempton plans to reopen at 234 King Ave. Structural problems in the century-old building have delayed progress, according to Instagram posts, but the finish is in sight. Intro is one of the tallest mass timber structures in the country and the tallest dedicated to student housing, according to Harbor Bay. More than 2,700 projects around the country, including a handful in Central Ohio, have used engineered wood products that are stronger than steel by weight and have a lower carbon footprint. Harbor Bay developed Intro Cleveland, a market-rate complex across the street from the historic West Side Market. In Central Ohio, mass timber projects include a New Albany amphitheater, Cohatch in Powell and SWACO's education center under construction in Groveport. Dawes Arboretum broke ground in August on a two-story welcome center. On High Street, pouring concrete for the foundation, elevator and stairwells, and 20-foot-tall first floor followed a typical pace from October through mid-May, Bell said, but the timber portion went up in half the time as steel. The building material's manufacturer, Alabama-based SmartLam North America, glues and laminates lumber, cuts beams and floor panels to exact measurements and attaches joining brackets at its facility. They arrive ready to assemble, reducing storage and noise. Exterior cladding, interior mechanical systems and finishes are underway through August, Bell said. Exterior finishes include brick, glass and bronze-color metal panels. Intro's wood structure and crane can be seen towering over neighbors from Business First's office on Broad Street, 2 miles away. Until now, the tallest High Street building in the University District was seven stories - a student housing complex that took several years of back-and-forth to get approved five years ago. Bell praised city and state officials for "dramatic leadership and embracing of innovation" to approve a new type of construction. "From the mayor, to the building officials, to the fire marshals, to the neighborhood design groups and stakeholders, everyone deserves a ton of credit," he said. Intro's proposal still required negotiation but went much faster during a major policy shift in Columbus, according to meeting minutes and recordings. Harbor Bay first proposed a 15-story development in March 2024, then shaved two stories in subsequent proposals, cutting the bed count to 493 from 557. The 156.5-foot structure at 13 stories exceeded the 72-foot height limit then in the zoning code. But at the same time, the city introduced the Zone In overhaul to the code, which allows 12 stories by right along corridors including that stretch of High. Officials acknowledged that Intro would likely win approval under a pending new code. Harbor Bay recently started building a mass timber project near Michigan State University. "Most new student housing competes on amenities alone, and the buildings end up looking alike," Bell said. "(At Intro) the exposed mass timber in every unit and common space makes it warmer, brighter and more authentic than anything else near campus. "Residents notice the difference the moment they walk in, and no competitor can match it by adding another rooftop feature." * Here's why mass timber building projects are on the rise in Columbus * Longtime OSU-area apartment complex closing for proposed redevelopment * Student housing developers seek to add 3,000 beds near Ohio State * Bier Stube demo makes way for Columbus' first mass timber high-rise
