Previous supervisory experience.
Ability to work effectively with common Microsoft software applications and property management software.
Ability to empathize with residents and staff while enforcing community rules and policies.

Reliable transportation and a valid driver's license.

Responsibilities
Hire, supervise, train, and evaluate staff to ensure community assignments are completed.
Prepare, process, and sign leases and rules.
Operate the property and serve residents in accordance with Fair Housing guidelines.
Identify appropriate contractors, define scopes of work, and obtain necessary bids.
Oversee the maintenance program, including maintenance supervision, inspections, work-order turnaround monitoring, and vacancy-loss monitoring.
Manage vendor invoices and accounts payable.
Collect rent, issue receipts, and prepare deposits using AppFolio property management software.
Write letters and prepare legal notices to residents.
Submit required reports and maintain records according to company policies.
Schedule, review, sign, and submit employee payroll.
Provide documentation, consult with an attorney, and participate in required legal proceedings, including eviction proceedings.
Conduct weekly and other needed staff meetings.
Perform related work and other duties required for on-site staff.
Monitor budgets daily.
Prepare weekly and monthly owner reports and variance reports.
Prepare the yearly budget with the Regional Manager and Maintenance Supervisor.
Oversee marketing and work with the marketing team to create and implement plans to achieve budgeted occupancy.
Complete additional ad hoc projects assigned by the Regional Manager or Director of Asset Management.
Serve as the main point of contact and face of the community, coordinating with vendors, staff, and upper management to support property success.
Provide leadership in developing the community and the team.

JOB SUMMARY:
