Requirements
  • Basic plumbing and electrical skills for residential properties.
  • Experience with make-ready procedures.
  • Experience with drywall and painting.
  • Basic understanding of electrical, hydraulic, and other building systems.
  • Working knowledge and experience in general apartment maintenance and repair.
  • Ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure through related experience or understanding.
  • Experience operating snow blowers, lawn mowers, and small hand tools.
  • Working knowledge of repairing common appliances and devices.
  • Ability to read and write English fluently.
  • Ability to perform intermediate mathematical functions accurately.
  • Ability to understand and perform all on-site resident management software functions.
  • Ability to apply common-sense understanding to carry out written, oral, or diagrammed instructions.
  • Ability to speak with tenants and maintain good working relationships with staff members, tenants, supervisors, and contract laborers.
  • Basic computer and internet knowledge.
  • Ability to access all exterior and interior parts of the property and amenities and push, pull, lift, carry, or maneuver up to 50 pounds independently and 100 pounds with assistance.
  • Ability to work scheduled hours consistently, work overtime when requested, and serve on-call as scheduled or necessary.
Responsibilities
  • Complete service requests in a timely manner.
  • Perform full unit turns, including painting, sheetrock repair, screen repair, and minor plumbing and electrical work.
  • Complete daily unit maintenance service requests according to work orders and company procedures.
  • Perform make-ready procedures, including painting, appliance repair, plumbing, electrical fixture repair, replacing faulty parts, checking locks, and replacing burned-out light bulbs.
  • Conduct preventive maintenance inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment for appearance, cleanliness, structural cracks, excessive wear, and faulty parts.
  • Mow lawns and clean gutters.
  • Respond quickly to emergencies, notify appropriate personnel, and follow safety protocols.
  • Survey buildings and repair mechanical systems to comply with health and safety regulations.
  • Support the setup of ventilation, refrigeration, and other systems and conduct repairs when necessary.
  • Maintain heating and plumbing systems to ensure functionality.
  • Inspect carbon dioxide and fire protection alarm systems and schedule repairs when needed.
  • Perform pest-control activities such as spraying insecticide.
  • Maintain a commitment to ongoing personal development and career growth through career-path activities provided by the corporate office and external sources as needed.
Desired Qualifications
  • EPA technician certification.
