About the job

Requirements
  • Prior experience handling title curative work.
  • Ability to read a division order title opinion, understand what each requirement is asking for, and recognize where the defect sits in the chain of title.
  • Working knowledge of common title defects and how they're cured in practice, including probates, affidavits, powers of attorney, and corrective instruments.
  • Comfort communicating with mineral and royalty owners outside the industry by telephone and in writing.
  • Careful drafting from confirmed facts only, with every recital in a curative instrument traceable to a recorded document, the title opinion, or information verified by the owner.
  • Independent judgment and the ability to prioritize and track a list of open requirements at different stages.
  • Proficiency in Google Workspace.
Responsibilities
  • Review assigned requirements from division order title opinions, determine what each one requires, and identify the resolution path.
  • Locate mineral owners, royalty owners, heirs, devisees, and successor entities named in each requirement using county records, probate and district court filings, obituaries, and public search resources.
  • Contact owners by telephone, mail, and email, explain the requirement and the instrument they are being asked to sign in plain language without giving legal advice, and manage execution logistics including notary coordination and return mailings.
  • Draft curative instruments, including stipulations of interest, stipulations of interest and cross-conveyance, disclaimers, affidavits of heirship, corrective assignments, quitclaim deeds, and ratifications, with accurate legal descriptions, decimal interests, exhibits, and signature blocks matched to each party's signing capacity.
  • File and record executed instruments with the county clerk and track each one through recording.
  • Maintain organized records of every contact, response, and mailing in the curative contact log, and communicate status, obstacles, and items requiring escalation to the supervising landman.
