About the job
- Be at least 18 years of age.
- Have a high school degree or equivalent.
- Hold EPA Type I and II or Universal Certification.
- Have a valid driver's license and reliable transportation when required by the specific property.
- Have a working understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.
- Demonstrate the ability to work successfully on a team.
- Have a strong work ethic.
- Be flexible and tolerant of change.
- Be able to work with a diverse group of people and customers.
- Be available to work a flexible schedule, including weekends and holidays as required.
- Follow state, local, and federal fair housing laws and all safety and Occupational Safety and Health Administration requirements.
- Perform routine maintenance and repair on community equipment, including plumbing, light bulb replacement, air-conditioning maintenance, electrical, carpentry, and mechanical repair.
- Respond to repair requests and maintenance concerns from residents and staff in a timely manner and with a professional attitude.
- Report maintenance concerns in vacant units, models, common areas, and equipment malfunctions, breakdowns, and hazardous conditions to the Maintenance Supervisor in a timely manner.
- Prepare market-ready apartments, including painting, carpet repairs, cleaning, general repairs, housekeeping duties, and other necessary move-in preparation.
- Perform scheduled and requested routine interior and exterior community maintenance, including painting, snow and ice removal, gutter cleaning, filter replacement, and trash-compactor work.
- Maintain resident privacy and obtain proper authority before entering resident apartments.
- Keep maintenance items in a safe area to prevent injuries to residents, associates, and visitors.
- Deliver superior customer service and represent the company professionally.
- Attend assigned in-service training and education sessions.
- Work with vendors as instructed, including landscaping, painting, and asphalt vendors.
- Work days and evenings, weekdays and weekends, with overtime and on-call or rotating on-call responsibilities as required.
- One to three years of previous HVAC or maintenance experience, preferably in a similar facility.
- Experience as a well-rounded and seasoned technician in large apartment communities.
