Responsibilities
  • Manage the property or portfolio to enhance long-term value.
  • Manage and provide day-to-day direction and supervision for general operations and maintenance, life safety and security, loss prevention, client relations, landscaping, tenant construction, and parking facilities.
  • Develop annual operating and capital expenditure budgets and implement the business plan at the property level.
  • Formulate and submit quarterly accruals, prepare budget reforecasts, explain variances, and complete required financial reporting.
  • Manage and oversee capital expenditure projects in assigned properties.
  • Solicit, negotiate, and administer service contracts.
  • Review and authorize vendor purchase orders and payments in accordance with company policy.
  • Develop and maintain business relationships with tenants, vendors, and the local business community.
  • Participate in the collections process by communicating with tenants and regional staff and providing support.
  • Maintain frequent tenant contact to improve service delivery and client satisfaction.
  • Review tenant alteration plans and confirm required documentation before work begins.
  • Provide additional tenant services and enhance work order revenue.
  • Inspect tenant spaces, mechanical areas, grounds, and common areas regularly.
  • Provide leadership and direction to the property management team, develop strategic goals, assign work, and provide training.
  • Maintain familiarity with lease provisions concerning operations, services, expenses, tenant use, and landlord obligations.
  • Engage contractors with sufficient technical expertise to service the property according to lease requirements and company standards.
  • Meet with janitorial, maintenance, and security contractors to review work quality and compliance with contract specifications.
  • Oversee execution of the loss control program and emergency response planning, including employee training, drills, and periodic material updates.
  • Investigate and report accidents and property damage to management and authorities.
  • Manage the property-level sustainability program, including energy management, recycling, and conservation efforts.
  • Assist the leasing group, including conducting leasing tours.
  • Monitor vendor insurance certificate requirements.
  • Maintain working knowledge of company databases and informational and reporting tools.
  • Attend and participate in BOMA and industry-related meetings and events.
Desired Qualifications
  • Prior Class A commercial office property management experience and familiarity with operating a multi-tenant office building are strongly desired.
  • A concentration in business administration or a real-estate-related field is preferred.
  • Certification as a Real Property Administrator or Certified Property Manager is preferred.
  • Continuing education toward LEED certification is highly desirable.

BXP Announces Closing of $465 Million Financing for The Hub on Causeway

BXP, Inc. (NYSE: BXP , the largest publicly traded developer, owner, and manager of premier workplaces in the United States, together with its joint venture partner, Delaware North, announced the closing of a $465.0 million, 5.5-year, non-recourse mortgage loan secured by the podium and office tower at The Hub on Causeway in Boston, Massachusetts. "We are pleased to complete this financing, which not only enhances the strength and flexibility of our balance sheet, but also demonstrates our access to attractively priced capital in the secured mortgage market," said Mike LaBelle, Executive Vice President and Chief Financial Officer, BXP. The loan is scheduled to mature on April 9, 2031, and bears interest at a fixed rate of approximately 5.733% per annum. Proceeds from the loan were used to repay two existing loans on The Hub on Causeway having an aggregate outstanding principal balance of approximately $490 million. This transaction represents BXP's first "Green Bond" mortgage financing, underscoring the quality of The Hub as a premier, sustainable workplace and highlighting BXP's ongoing commitment to environmentally responsible development. The Hub on Causeway is a transformative transit-oriented ecosystem featuring an office tower that is home to creative and technology leaders, retail and entertainment spaces, a boutique hotel, a luxury residential tower, and a direct entrance to TD Garden and North Station.
