Requirements
  • A minimum of 4+ years of recent fee-based property management accounting experience.
  • Working knowledge of financial terms and principles, including current accounting methods such as cash and basic accruals, and the ability to apply generally accepted accounting principles.
  • Working knowledge of each owner's budget reporting requirements and ability to participate in or assist with annual budget preparation alongside property management.
  • Working knowledge of escalation and operating expense budgeting and settlement processes, including gross-up calculations, and ability to participate in or assist with preparing actual settlement schedules.
  • Applicable experience with real estate accounting software packages, preferably MRI and/or Yardi.
  • Proficiency with Microsoft Word, Microsoft Excel, and Adobe.
  • Ability to handle multiple projects, changing priorities, and demanding, time-sensitive workloads.
  • Ability to receive general work supervision, self-manage, and work independently.
  • Ability to provide efficient, timely, reliable, and courteous service to internal and external customers.
  • Ability to keep information and internal communications confidential.
  • Excellent verbal and written communication skills.
  • Ability to remain in a stationary position 50% or more of the time and constantly operate a computer and other office productivity machinery, with reasonable accommodations available upon request.
  • Successful completion of required pre-employment background checks, drug screening, and satisfactory references.
Responsibilities
  • Review tenant billings and adjustments based on information from the Property Manager and submit Commercial Management batches for review and posting.
  • Review and post cash receipt batches entered by the Client Accounting Associate and maintain property cash balances.
  • Review and approve large accounts payable disbursement items and submit weekly open accounts payable reports for check-run processing.
  • Review or prepare monthly bank reconciliations for all assigned bank accounts.
  • Review monthly rent roll postings and verify that changes from the prior month are reasonable.
  • Review aged delinquency reports, apply necessary adjustments and credits, and ensure cash receipts are properly applied to tenant accounts.
  • Review and revise supporting schedules with monthly charges and ensure subsidiary ledgers and supporting schedules reconcile to the general ledger.
  • Review the general ledger and income statement, confirm adjusting entries with the Property Manager, and book the entries.
  • Review financial statements and monthly reports, verify that supporting schedules reconcile to financial reports, and submit monthly financial report packages to the accounting manager.
  • Monitor property bank account balances, deposits, fees, and available funds; transfer funds between property cash accounts as needed; request owner funding; and prepare documentation for voids and stop payments on stale-dated checks.
  • Assist with prior-year common area maintenance and real estate tax escalation reconciliations and respond to auditor questions.
  • Calculate owner distributions and initiate monthly distributions according to owner requirements and the Property Management Agreement.
  • Prepare monthly rent-up reports, post approved rent-ups, and make tenant-ledger corrections or adjustments as directed.
  • Ensure timely payment of mortgages and property taxes.
  • Calculate monthly management and incentive management fees owed to Transwestern and prepare supporting documentation.
  • Maintain scanned monthly reporting packages, bank statements, and reconciliations, and load required documents into OneSpace.
  • Communicate with clients, internal and external auditors, tax preparers, and team members.
  • Calculate and file sales tax.
  • Close accounts payable, commercial management, and general ledger modules each month as appropriate.
  • Perform additional client accounting duties as assigned.
Desired Qualifications
  • A bachelor's degree with emphasis in accounting, finance, or a related field is preferred.
  • Experience with MRI and/or Yardi real estate accounting software.

Transwestern JV to Develop 529 KSF Savannah Project

Transwestern JV to develop 529 KSF Savannah project. The two industrial buildings will be part of a larger campus. A joint venture between Transwestern Development Co. and Transwestern Investment Group - on behalf of a separately managed account - will develop Buildings 5 and 6 at North Gate Industrial Park in Savannah, Ga. The partnership acquired a 30.7-acre site for the facilities, which are set to total 528,560 square feet. Construction will start later this month. The project team includes The Conlan Co., Randall-Paulson Architects and Kern & Co. JLL will handle leasing efforts. Transwestern will develop a 240,560-square-foot rear-load building and a 288,000-square-foot front-load facility, each with 36-foot clear heights, dock-high loading doors and multiple points of ingress and egress. Additionally, the properties will have on-site trailer storage, 2,500 square feet of office suites and car parking spots. North Gate Industrial Park already has three completed buildings. Those total 853,019 square feet and traded last year, when Greenland Developers sold them to The Orden Co. The campus is 11 miles from Savannah/Hilton Head International Airport. Downtown Savannah is within 15 miles southeast. The facilities will have direct access to interstates 95 and 16. Savannah's growing industrial inventory. Savannah had 3.3 million square feet of industrial space under construction at the end of the third quarter, according to a CBRE report. Between July and September, 743,000 square feet came online and 431,000 square feet broke ground. In June, Capital Development Partners obtained financing for the development of three speculative industrial facilities totaling 1.2 million square feet. The warehouses will be part of Central Port Logistics Center. At the beginning of the year, a joint venture between Trinity Capital and Barings started work on the second phase of Horizon 16 Industrial Park. Plans call for 1.5 million square feet across six buildings at full build-out.
