Requirements
  • A high school diploma or GED is required.
  • At least one year of experience as a Maintenance Technician in a residential apartment setting or equivalent experience is required.
  • Knowledge and on-the-job experience are required in plumbing, electrical, heating, ventilation and air conditioning, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations.
  • A Certified Pool Operators License, Special Boiler’s License, and Type II Refrigerant Certification are required within six months of hire.
  • Reliable transportation, a valid state driver’s license, and proof of insurance are required because travel between sites is necessary.
  • Fluency in English and oral and written communication skills are required.
  • The ability to respond to emergency calls in a timely manner, with 30 minutes preferred, is required.
  • The employee must be able to work in a physically demanding environment involving frequent kneeling, lifting, pushing, pulling, climbing stairs, and navigating property areas; regular lifting over 20 pounds and frequent assisted lifting up to 80 pounds may be required.
  • The employee must be able to work around heights, ladders, uneven surfaces, stairs, confined spaces, dust, gas fumes, noise, weather conditions, drafts, temperature changes, and sharp-edged supplies and tools.
  • The employee must use required personal protective equipment, including safety gloves, safety eyewear, ear plugs, Yaktrax, and a lockout/tagout kit.
  • The employee must provide or use the required hand tools, power tools, and measuring devices, including a cordless drill, tape measure, GFI receptacle tester, handheld infrared or laser thermometer, and basic multimeter.
Responsibilities
  • Complete all maintenance work order requests.
  • Monitor and maintain building systems, including HVAC, plumbing, and boilers, and perform assigned repairs.
  • Assist the Property Manager with unit-to-unit inspections.
  • Perform site-level preventative maintenance assigned by the Zone Building Engineer or Property Manager.
  • Communicate with the Zone Building Engineer and Maintenance Technician I regarding major site repairs, remodels, and capital projects, and work with them directly when needed.
  • Work collaboratively with vendor teams on identified maintenance projects.
  • Maintain an adequate inventory of hand tools, parts, and supplies and keep the workshop area complete.
  • Alert the Property Manager to unusual circumstances or high-priority issues requiring immediate attention.
  • Perform groundskeeping tasks as needed.
  • Remove snow from site walkways and driveways during winter months.
  • Maintain professional interactions with residents, vendors, and the public.
  • Attend relevant training courses and keep required certifications current.
  • Comply with safety program requirements and promote workplace safety.
  • Provide rotating standby support and respond to emergency calls in a timely manner.
  • Attend required trainings and meetings.
  • Perform other duties assigned by the Property Manager.
Desired Qualifications
  • An AA degree or certification in mechanical, HVAC, electrical, or industrial maintenance is preferred.
