  • A high school diploma or equivalent is required.
  • Outstanding sales ability in a computerized environment is required.
  • A valid driver's license and proof of insurance are required.
  • The candidate must pass a criminal background check and pre-employment drug testing.
Responsibilities
  • Lease apartments at optimum rent levels and keep vacancies to a minimum.
  • Greet customers and convert walk-in prospects into secured leases.
  • Convert telephone calls and emails into appointments.
  • Maintain a waiting list and follow up with waiting-list applicants.
  • Follow up on guest cards by letter, telephone, and email.
  • Screen applicants by requesting and reviewing credit reports, employment references, and rental references.
  • Prepare leases and conduct move-in orientations.
  • Maintain move-in lists and resident renewal programs.
  • Handle subleases, renewals, extensions, and vacating notices.
  • Follow up on rent-increase letters and maintain files.
  • Prepare prospect, move-in, and move-out kits and other promotional materials as needed.
  • Promote the Preferred Employer Plan.
  • Solicit resident input and opinions regarding their residency.
  • Make recommendations regarding resident programs and policies to management.
  • Develop strategies to maximize resident retention.
  • Facilitate a peaceful and quiet resident environment.
  • Work with residents and the community to determine solutions and accomplish goals.
  • Assist managers and other staff members as requested.
  • Maintain the appearance of the leasing office and model units.
  • Handle daily file maintenance, postage, office supplies, forms supplies, and regular and overnight mail.
  • Answer telephones.
  • Arrange utility connections and disconnections and maintain the utility ledger.
  • Walk vacant and ready units and perform property work as necessary.
  • Follow up on resident complaints, including pet, handbook, automobile, noise, and other violations.
  • Collect delinquent rent and check apartments for skips using delinquency information.
  • Handle move-out processing.
  • Work on social and other promotional events.
  • Perform other duties as assigned.
Desired Qualifications
  • One year of leasing experience is preferred.
