Building Automation Assistant Project Manager
About the job
- At least 2 years of experience in construction materials, tools, and building processes.
- Working knowledge of business administration and project coordination.
- Basic understanding of engineering concepts, electronics, and electrical systems.
- Experience maintaining accurate documentation and records.
- Customer service experience.
- Experience using project management software.
- Proficiency with Microsoft Office Suite.
- Support the building automation project manager in ensuring each project complies with its design, budget, and schedule, and support assigned projects across all construction phases.
- Confer with supervisors, owners, contractors, and design professionals to discuss and resolve work procedures, complaints, and construction problems.
- Maintain a safe work environment, use appropriate safety systems and processes, conduct project audits, and ensure compliance with OSHA and applicable state and federal safety and environmental laws.
- Assist with project inspections or reviews to monitor compliance with company and OSHA safety requirements.
- Review, organize, and distribute contract documents and shop drawings or submittals to project team members, subcontractors, the fabrication shop, and vendors.
- Administer and update progress drawings and as-built drawings.
- Administer project closeout documentation, including operation and maintenance manuals, startup reports, owner training, and punch lists.
- Assist in identifying, tracking, and reporting changes to the original scope of work.
- Assist in drafting and submitting requests for information and tracking their responses.
- Attend field coordination meetings and distribute meeting notes.
- Distribute and log team activities and project documents, including drawings, specifications, schedules, requests for information, and construction bulletins.
- Assist in administering the project-specific quality control program and compile its documentation.
- Maintain equipment procurement logs.
- Assist in managing and tracking tool and equipment rentals.
- Track project phases, due dates, assigned personnel, parts orders, hours by task or cost code, subcontractors, and project phases.
- Identify, track, and report scope changes, pricing requests, change orders, requests for information, and field orders.
- Assist with obtaining required permits or licenses.
- Track and price change orders and submissions.
- Attend pre-bid, turnover, and preplanning meetings as required.
- Monitor monthly financial figures and take proactive action to prevent losses and maximize profitability.
- Assist with tracking labor productivity.
- Coordinate with suppliers and vendors to estimate projects.
- Perform basic estimating using estimating software.
- Assist in producing and populating scope or proposal letters.
- Order materials or services and coordinate shipping or delivery with the field team as necessary.
