Requirements
  • At least five years of relevant experience as a Project Manager, preferably with experience building for city and/or state agencies.
  • Proficiency in reading commercial construction plans and specifications.
  • A strong client-relations orientation and ability to work collaboratively.
Responsibilities
  • Oversee all project activities and personnel.
  • Coordinate with the Estimating Department to formulate the trade award schedule during pre-construction.
  • Review project drawings, specifications, contracts, scope of work, and construction schedule, and manage compliance with project requirements and objectives.
  • Coordinate and facilitate internal and building kick-off meetings with key participants.
  • Prepare and issue progress reports, detailed project schedule updates, and financial or budget updates.
  • Maintain relationships with owners, subcontractors, unions, and other interested parties; initiate meetings and communications to address unresolved problems and coordinate between disciplines.
  • Forecast and track labor, managerial, and material costs required to complete the project.
  • Monitor project schedules, submittal and request-for-information logs, and open items through project status reviews.
  • Monitor scope changes affecting budget or schedule, identify causes, advise the client, and negotiate fee changes as appropriate.
  • Manage the project budget, minimize and track expenses, and provide financial reporting.
  • Ensure timely and accurate invoicing and monitor project receivables and subcontractor payment schedules.
  • Ensure subcontractors provide certificates of insurance meeting contractual requirements before mobilization.
  • Resolve subcontractor claims during closeout.
  • Ensure punch-list completion and Department of Buildings sign-off.
  • Organize and deliver project closeout and as-built documents.
Desired Qualifications
  • 10-Hour OSHA Construction Safety and Health Certification.
  • 4-Hour Supported Scaffold User Certification.
  • Experience building for city and/or state agencies.
  • Experience with Procore.
  • Experience with Timberline.
