Why Morguard North American Residential REIT (TSX:MRG.UN) saw FFO decline across both Canada and the US.

Why Morguard North American Residential REIT (TSX:MRG.UN) saw FFO decline across both Canada and the US. 28 September 2026 10:48 AM EDT Summarize with AI You are reading a free article with opinions that may differ from the recommendation given by Kalkine in its paid research reports. Become a Kalkine member today to get access to our research reports, in-depth technical and fundamental research. Learn more A cross-border apartment REIT. Morguard North American Residential REIT (TSX:MRG.UN) reported basic funds from operations of $0.42 per unit for the second quarter of 2026, down 10.6 per cent from $0.47 a year earlier, as net Operating Income fell 4.7 per cent to $54.2 million and occupancy softened in both of its core markets. The decline answers the headline directly: this was a broad-based softening across the trust's Canadian and US portfolios rather than an issue confined to one country. The REIT owns and operates multi-family residential apartment properties in Canada, primarily in Ontario, and in the southeastern and southwestern United States, giving it direct exposure to rental market conditions in both countries simultaneously. Where the pressure showed up. Canadian occupancy fell to 91.4 per cent from 95.2 per cent a year earlier, while US occupancy declined to 92.8 per cent from 94.8 per cent. Proportionate net operating income fell 4.9 per cent, with Canadian operations down $1.1 million (6.6 per cent) and US operations down US$0.9 million (3.9 per cent), with unfavourable foreign exchange movements further reducing proportionate NOI by $0.4 million when translated back to Canadian dollars. Net Income fell 13.0 per cent to $26.1 million. What the simultaneous declines suggest. A decline occurring in both the Canadian and US portfolios at the same time is a somewhat different signal than a single-market issue: it points towards either broader Supply growth pressuring rents and occupancy in the specific sub-markets Morguard operates in, or a company-specific Factor affecting leasing execution across the portfolio, rather than a problem isolated to one country's economic conditions. The REIT's own disclosure did not provide a detailed explanation for the occupancy declines. Risks and milestones. Continued occupancy softening in either market would further pressure NOI and FFO, and the currency translation drag on US-dollar NOI adds a layer of foreign exchange risk on top of underlying operating performance. Investors should watch subsequent quarters for whether occupancy stabilises in both markets and for any further management commentary explaining the specific drivers behind this quarter's declines. Security structure. Morguard North American Residential REIT trades as trust units on the Toronto Stock Exchange, distributing income to unitholders under REIT tax rules, and is managed by an affiliate of Morguard Corporation, which also holds a significant ownership stake in the trust. Broader context. Because Morguard North American Residential REIT holds properties in both Canadian and US dollar-denominated markets, unitholders bear a layer of currency risk on top of local operating performance in each country, meaning a stable or even improving local-currency result can still translate into a weaker reported Canadian-dollar figure purely because of Exchange Rate movements, as seen in this quarter's proportionate NOI figures. Morguard's Buzz Bloom & Build wins BOMA Toronto CREST Award.

Morguard's Buzz Bloom & Build wins BOMA Toronto CREST Award. Morguard is proud to announce that Morguard's Buzz, Bloom & Build program has received the 2026 BOMA Toronto CREST Award for Collaborative Excellence. This recognition celebrates the program's innovative approach to preserving biodiversity through community engagement. Launched in 2025, Buzz, Bloom & Build is Morguard's enterprise-wide biodiversity education and engagement program. The main objectives are to introduce biodiversity at the building level, create habitats for pollinators and other wildlife, plant native species, and empower property management teams across North America to adapt initiatives to their sites and support local ecosystems. Through a tiered four-level certification program, its residential, office, retail and industrial properties are encouraged to progress from education and engagement to multi-species habitat creation. At the highest tier, properties will have achieved multiple certified habitats. Additionally, property managers partner with local schools, community groups, and conservation organizations to extend biodiversity programming into surrounding neighborhoods. The program is supported by Sustainable Landscaping and Gardening Standards that guide both properties and vendors on habitat-friendly practices, native species prioritization, and pesticide reduction. Buzz, Bloom & Build partners with the Canadian Wildlife Federation and National Wildlife Federation (US), enabling properties to earn certification as a Wildlife Friendly Habitat. Since its launch, Buzz, Bloom & Build has achieved incredible results: * More than 70 properties have hosted a biodiversity education or engagement activity * 93 biodiversity activities have reached 8,077 participants * 44 properties now host active bee colonies * 17 partnerships have been established with conservation organizations * Native plantings, pollinator gardens and wildlife habitats have been introduced across the portfolio This work is part of Morguard's broader commitment to create more sustainable communities. It complements initiatives such as its Sustainable Landscaping and Gardening Standards and OnePlanet, its retail sustainability program. Through the 2025 OnePlanet TREEvia campaign alone, more than 7,500 participants across 18 retail properties helped support the planting of 2,000 trees in provinces where Morguard operates. Thank you to the many property teams, tenants, residents, visitors and community members who have helped bring Buzz, Bloom & Build to life! The success of Buzz, Bloom, & Build demonstrates what Morguard can accomplish to preserve nature when Morguard work together.
