Requirements
  • A high school diploma or equivalent is required.
  • A valid driver's license and acceptable driving record are required.
  • The technician must have technical knowledge of residential building systems, repair techniques, and preventive maintenance practices.
  • The technician must be proficient in rental unit turnovers and diagnosing and repairing HVAC, plumbing, appliance, and electrical issues.
  • The technician must be able to read and interpret blueprints, schematics, and technical manuals.
  • The technician must have strong communication and customer service skills for professional interactions with residents, vendors, and colleagues.
  • The technician must be able to work independently and manage time effectively.
  • The technician must have basic computer skills for work order systems, email, and mobile applications.
  • The technician must be able to lift and move items weighing up to 50 pounds.
  • The technician must follow company safety protocols, comply with OSHA regulations, use personal protective equipment, and adhere to safe work practices.
Responsibilities
  • Complete assigned maintenance service requests and turnover work orders.
  • Perform repairs involving plumbing, electrical systems, HVAC troubleshooting, appliances, carpentry, and general maintenance.
  • Conduct move-in and move-out inspections and prepare units to property standards.
  • Identify maintenance issues, determine necessary repairs, and complete work using proper tools and techniques.
  • Maintain clean and organized work areas and leave job sites tidy.
  • Support preventive maintenance for mechanical systems and equipment.
  • Participate in a rotating on-call schedule for after-hours emergency maintenance.
  • Monitor property grounds for safety hazards, code violations, landscaping, snow removal, and general upkeep.
  • Address resident concerns promptly, courteously, and professionally.
  • Collaborate with property managers to understand service priorities and complete maintenance tasks on time.
  • Interact professionally with residents, vendors, and team members.
  • Take ownership of assigned properties and support a positive living environment.
  • Report hazardous conditions, safety violations, and maintenance concerns to management.
  • Participate in safety meetings.
  • Use the work order system to receive, update, and close maintenance requests in real time.
  • Maintain records of maintenance activities, including service logs, inspections, and inventory tracking.
  • Submit required documentation, including photos and service notes.
  • Monitor daily work orders and prioritize tasks based on urgency and resident impact.
Desired Qualifications
  • Two or more years of hands-on maintenance experience in multifamily or residential property management.
  • EPA Section 608 HVAC Certification.
