Requirements
  • 3 to 5 years of apartment maintenance experience.
  • EPA Certification (Type I & II or Universal) is required.
  • Strong knowledge of HVAC, plumbing, electrical systems, appliance repair, and general maintenance.
  • Proven leadership, organizational, and problem-solving skills.
  • Ability to prioritize multiple tasks in a fast-paced environment.
  • Ability to work weekends and participate in an on-call rotation.
Responsibilities
  • Lead and coordinate all daily maintenance operations for the community.
  • Supervise, train, and develop maintenance team members while fostering teamwork, accountability, and customer service.
  • Oversee service requests, apartment turns, preventive maintenance programs, and vendor relationships.
  • Troubleshoot and manage repairs involving HVAC, plumbing, electrical systems, appliances, carpentry, drywall, and building systems.
  • Ensure common areas, amenities, grounds, and building exteriors meet maintenance standards.
  • Conduct regular property inspections and proactively identify maintenance needs.
  • Manage inventory, supplies, equipment, and maintenance-related expenses.
  • Partner with the Community Manager on budgeting, capital projects, and long-term maintenance planning.
  • Enforce OSHA regulations, safety standards, and company policies.
  • Participate in the on-call rotation and respond to emergency maintenance situations as needed.
