Requirements
  • Education and/or experience equivalent to an associate’s degree in engineering, facilities management, or a related field, with technical training or a degree preferred.
  • A minimum of 5–10 years of facilities maintenance experience is required.
  • Strong working knowledge of heating, ventilation, and air conditioning; electrical, plumbing, carpentry, landscaping, and building systems is required.
  • Experience with preventive maintenance programs or computerized maintenance management systems is required.
  • Strong leadership, organizational, communication, and customer service skills are required.
  • Ability to analyze problems, prioritize tasks, and make sound decisions in a fast-paced environment is required.
  • A valid Virginia driver’s license and eligibility under company policy are required.
  • Ability to maintain confidentiality and professionalism is required.
  • Ability to be on-call for emergencies as needed is required.
Responsibilities
  • Assist the Director in coordinating daily maintenance, groundskeeping, and safety operations across the campus.
  • Develop, implement, and monitor preventive maintenance programs for heating, ventilation, and air conditioning; plumbing; electrical; and life-safety systems.
  • Respond to emergency maintenance issues to ensure resident safety and comfort.
  • Conduct routine inspections of buildings, infrastructure, and grounds; prioritize and coordinate necessary repairs.
  • Maintain accurate maintenance records and ensure timely completion of work orders.
  • Monitor inventory and assist with procurement of supplies, tools, and equipment.
  • Assist in developing and executing long-term capital improvement plans for aging infrastructure, including roofs, utilities, and mechanical systems.
  • Extend the life cycle of buildings and systems through proactive maintenance strategies.
  • Supervise, train, and support maintenance, grounds, guard, custodial, and transportation staff.
  • Assign work orders, establish schedules, and monitor staff productivity and performance.
  • Provide leadership, coaching, and development opportunities for team members.
  • Serve as acting Director in the Director’s absence.
  • Support oversight of campus maintenance, including roads, sidewalks, landscaping, and exterior lighting.
  • Ensure campus safety, accessibility, and aesthetic standards are maintained.
  • Ensure compliance with applicable local, state, and federal regulations, including Occupational Safety and Health Administration, Environmental Protection Agency, and National Fire Protection Association requirements.
  • Support safety programs, accident-prevention initiatives, and regulatory inspections.
  • Assist in implementing emergency procedures, including fire drills and safety walkthroughs.
  • Act as a liaison between the Director, staff, residents, and other departments.
  • Respond to resident concerns and service requests promptly and professionally.
  • Assist in budget tracking, expense management, and departmental financial planning.
  • Support development of departmental goals, policies, and performance standards.
Desired Qualifications
  • Two to five years of supervisory experience is preferred.
  • An associate’s degree or technical training is preferred.
