Four REITs to build wealth over 10 years: Realty Income, Prologis, Digital Realty and Welltower

Four real estate investment trusts (REITs) could help investors build wealth over the next decade by raising rents, filling vacancies or leasing to new customers, according to MoneyLion. Investors can gain through dividends and share-price growth. Realty Income was 98.8% occupied at the end of the second quarter of 2026. Most of its leases make tenants pay property taxes, insurance and maintenance, leaving more rent for monthly dividends. Prologis reported a 22.3% rise in starting cash rents on new and renewed warehouse leases in the same quarter. Digital Realty's signed data-centre leases that had not yet begun were expected to add $1.4 billion in annual base rent. Welltower's senior-housing net operating income rose 20.5%. Risks include higher borrowing and labour costs, power shortages and competition. Purchase price still matters.
