Multifamily NOI growth slows to 1.8% as property insurance eases but expenses still outpace revenue

Multifamily property net operating income growth slowed to 1.8% in 2025 from 3.4% the previous year, according to Trepp data. Operating expenses rose 3.7%, outpacing revenue growth of 2.8%. Property insurance costs moderated significantly, with median increases falling to 2.7% from 10.9% in 2024. However, utilities expenses accelerated to 6.7% from 3.9%. Over five years through 2025, operating expenses grew 32.4% whilst revenues increased 26.6%, resulting in 21.9% NOI growth. Property insurance emerged as the fastest-growing expense category with a 57.9% five-year rise. Regional variation was substantial. Miami recorded 33.9% implied NOI growth, whilst San Francisco managed only 3.4%. The persistent gap between expense and revenue growth reduces the cushion available for properties refinancing at higher debt costs.

Trepp and Blooma partner to bring trusted Commercial Real Estate data into CRE lending workflows.

Trepp and Blooma partner to bring trusted Commercial Real Estate data into CRE lending workflows. May 5th, 2026 | 3 min. read Combining Trepp's data and analytics with Blooma's underwriting and portfolio intelligence will provide lenders with a clearer, faster solution, from deal screening to ongoing risk monitoring. NEW YORK, NY - [April 30, 2026] - Trepp, a leading provider of data, insights, and technology solutions to the structured finance, CRE, and banking markets, announced today a partnership with Blooma, an AI-powered commercial real estate (CRE) intelligence platform. Through this collaboration, Trepp will serve as Blooma's exclusive CMBS data provider, integrating its trusted loan-level data and income and expense comparables into Blooma's underwriting and portfolio monitoring workflows. This integration enables lenders to access Trepp's market intelligence within the systems they already use to evaluate deals, reducing manual data gathering and supporting faster, more consistent decisions. Addressing a Fragmented Underwriting Process While CRE lenders have access to significant amounts of data, much of it remains fragmented across systems and workflows. Critical market insights often live outside of core workflows, forcing teams to toggle between platforms, manually validate, and piece together a complete picture of a deal. This slows down decision-making and introduces inconsistency across deals and portfolios. By embedding Trepp's data into Blooma's platform, lenders can move from data collection to decision-making more efficiently, with greater transparency and control. "Blooma is committed to partnering with best-in-class data providers," says Blooma CEO, Shayne Skaff. "By integrating Trepp's industry-leading income and expense data, we're enabling lenders to make faster, more informed decisions with greater consistency and scale." "Trepp has spent decades building the industry's most trusted dataset across commercial real estate and structured finance," said Lonnie Hendry, Chief Product Officer at Trepp. "Integrating our data into Blooma's platform allows lenders to access that intelligence at the point of decision, where it has the greatest impact." Trepp Launches Whole Loan Valuation Platform, TreppLV, Delivering Transparent, Data-Driven Commercial Real Estate Loan Pricing

Trepp launches whole loan valuation platform, TreppLV, delivering transparent, data-driven Commercial Real Estate loan pricing. NEW YORK - October 21, 2025: Trepp, the leading provider of data, insights, and technology solutions for the structured finance, commercial real estate (CRE), and banking markets, announced today the launch of TreppLoan Valuation (TreppLV), a whole loan valuation platform delivering transparent, defensible CRE loan portfolio valuations. Leveraging Trepp's decades of expertise and proprietary data, TreppLV applies an adjusted credit spread valuation methodology to account for market shifts and provide precise, data-driven pricing insights. The platform enables portfolio managers, lenders, and investors to more accurately assess the value of their CRE loan books, while reducing total costs compared to in-house models or external consultants. "In today's market, accurate and transparent loan valuation is more critical than ever," said Annemarie DiCola, CEO of Trepp, Inc. "TreppLoan Valuation combines Trepp's deep historical data, advanced modeling capabilities, and market expertise to give clients a reliable, defensible way to price their CRE loans in any market cycle." TreppLV creates relative spread adjustments for individual loans by comparing their origination-date spreads to current market spreads. It then incorporates benchmark rate movements and excess spread analysis to produce current discount rates. TreppLV also allows users to segment rate changes into benchmark, market spread, and excess spread components, offering an unmatched level of granularity and transparency. TreppLV is powered by Trepp's industry-leading tools, including: * Trepp-i: A weekly CRE loan spread survey tracking quoted spreads since 2010 * TreppDefault Model (TreppDM): A web-based platform for assessing risk on CRE and multifamily loans * CMBS Spread Data: Detailed CMBS spread history supporting Trepp's rate indices, from AAA tp BBB- Together, these components ensure TreppLV delivers timely market spread data, comprehensive risk modeling, and full cash flow transparency for every valuation result.
