Hyde, Mortenson break ground on technology center. The blueprint. * Hyde Development and Mortenson Construction broke ground on the 155,000-square-foot Twin Lakes Technology Center in Roseville. * The former truck depot required about $7.5 million in environmental cleanup due to diesel fuel and solvent contamination. * The Class A facility will target technology, medical device, advanced manufacturing, office and warehouse tenants. * The project includes rooftop solar, EV charging and all-electric building systems designed to improve energy efficiency and reduce emissions. A sustainably designed new technology center is coming soon to a once-polluted former truck depot site in Roseville, a property that has long been targeted for redevelopment. Hyde Development and Mortenson Construction held a ceremonial groundbreaking this week for the 155,000-square-foot Class A Twin Lakes Technology Center, which is under construction on the brownfield site at 1945 Twin Lakes Parkway. When it opens in February, the center will be ideal for "innovation-focused users" such as medical device and advancing manufacturing companies, along with "traditional office and warehouse tenants," the development team said in a press release. Paul Hyde, co-founder of Hyde Development, said in an interview Thursday that the site required about $7.5 million in cleanup costs. The steep cost of soil remediation was a barrier to previous redevelopment efforts. The project team worked with the city of Roseville, the Minnesota Department of Employment and Economic Development, the Metropolitan Council and Ramsey County to help pay for the cleanup, Hyde said. Diesel fuel and solvents stemming from the previous operations had seeped into the soil and groundwater, Hyde noted. Old fill and high levels of perched groundwater added to the complexity. "That's why it sat there for 20 years before we got to it," said Hyde, a brownfield redevelopment specialist whose previous work with Mortenson includes the Northern Stacks project in Fridley. No end users have been identified for the Roseville project, but Hyde said the development team has talked to "seven to 10" prospective tenants ranging from technology to advanced manufacturing companies. "This site had strong fundamentals, including location, access and market demand, but it also had real barriers that kept redevelopment from previously moving forward," Hyde said in the press release. "By combining our brownfield redevelopment experience with Mortenson's development and construction expertise, we were able to create a path for a property that has long been underused to become a productive part of Roseville's industrial market." In the press release, Mortenson said the project team is replacing "traditional tilt-up construction with a systemized and innovative construction model designed to support faster delivery, better building performance, and long-term energy efficiency." The project is also "designed for sustainability, utilizing an insulated metal panel enclosure that helps reduce energy demand and support lower operating costs, large-scale infrastructure enhancements including rooftop solar and EV charging, and all-electric building systems to support lower emissions," the team said. "Twin Lakes is a strong example of what can happen when development, investment, and construction come together in an integrated delivery to tackle the challenges of a polluted site," said David Mortenson, chairman of Mortenson. "By aligning around the site's remediation needs, the project economics and a unique first-of-its-kind industrialized design and construction delivery, Hyde and Mortenson were able to deliver significant value for Roseville and the broader Twin Cities industrial market." Dan Roe, mayor of Roseville, said the project "began as a vision about 30 years ago. Redevelopment of Twin Lakes has challenged the city of Roseville and the neighbors of the site to guide development in a way that respects impacts on neighbors while allowing marketplace flexibility to maximize the potential to redevelop the site."

The Spurs are planning to build a 17,000-18,000 seat arena in Downton San Antonio, Texas, which will be ready in time for the 2030-31 NBA season. University of Arizona begins construction on student housing project. The nine-storey development will provide suite-style student accommodation with dining facilities. The University of Arizona has commenced construction on The Catalina, a new nine-storey student residence expected to provide on-campus accommodation for more than 1,300 students. The project, which began construction seven months after its initial proposal, involves collaboration with Mortenson Development, Mortenson and Collegiate Housing Foundation. Completion is scheduled for autumn 2028. The dormitory is intended to help meet increasing demand for student accommodation, particularly as the university plans to require first-year, full-time students to live on campus starting in autumn 2026. Those living within a 30-mile radius or facing particular circumstances may be exempted. The Catalina will feature suite-style units, a dining hall, and will be designed to facilitate various support services and programming. University of Arizona president Suresh Garimella said: "Success for every student is its North Star, and the connection between living on campus and graduating on time is undeniable. "Our students who live on campus for at least one year have a 50% higher four-year graduation rate than those who never do. The Catalina is designed around that fact and what our Wildcats have told us they need." The planning and construction process is being managed through a development strategy that leverages Mortenson's skills in development, construction, design and financing. Financing has been arranged through a tax-exempt structure in cooperation with Collegiate Housing Foundation (CHF) and RBC Capital Markets. The model aims to expand the university's housing capacity while maintaining financial flexibility and planning for eventual university ownership. CHF president Will Givhan said: "Collegiate Housing Foundation is pleased to be able to work with Mortenson and RBC to assist the University of Arizona by financing, owning and operating a new on-campus residence hall, thereby making it the 73rd addition to CHF's portfolio since it began operations in 1996." To advance construction, Mortenson Development acquired the project site three months ahead of schedule, which facilitated early demolition and site preparations. Mortenson real estate development vice-president George Forristall said: "We are proud to work alongside the University of Arizona and Collegiate Housing Foundation to deliver a customised solution that advances the university's housing strategy while creating a high-quality residential environment for students."
