Requirements
  • A minimum of 3+ years of property management experience.
  • Ability to apply logical thinking principles to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate courses of action.
  • Strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders.
  • Fair Housing certification before interacting with prospects or residents.
  • Competence in personal computer skills, keyboarding, internet search, mathematics, Microsoft Office Suite including Word, Excel, and Outlook, and community software applications.
  • Knowledge of Occupational Safety and Health Administration laws and regulations.
  • Ability to work evenings and weekends.
  • Professional presentation throughout the workday and whenever present in the community.
  • Ability to comply with the expectations demonstrated in the Employee Handbook.
  • Successful completion of a drug test.
  • Certified Apartment Manager certification.
  • Ability to achieve an Accredited Resident Manager certification is preferred.
Responsibilities
  • Supervise, control, and plan the day-to-day activities of the apartment community.
  • Implement company policies, procedures, and programs to maintain a well-managed and well-maintained building and ensure compliance with regulatory agencies and investors.
  • Screen, hire, orient, and train new personnel using successful techniques and company directives.
  • Support staff, encourage teamwork, lead by example, and ensure personnel administration is completed on time, including performance evaluations, salary reviews, timesheets, and change-of-status forms.
  • Determine transitions and promotions for on-site personnel.
  • File reports regarding work-related injuries.
  • Maintain accurate records of community transactions, including rent rolls, delinquency reports, move-ins and move-outs, accounts payable, and office-supply orders.
  • Prepare annual budgets and income projections accurately and on time.
  • Ensure rents and late fees or check charges are collected, posted, and deposited on time.
  • Review, code, and approve invoices for payment.
  • Make daily bank deposits.
  • Ensure the property is rented to full capacity.
  • Use marketing strategies to secure prospective residents.
  • Oversee the Assistant Community Manager and Leasing Agent associates’ consistent and effective use of policies and procedures, including priority waitlists, phone techniques, application verification, and notifications.
  • Ensure leasing practices comply with federal, state, and local law.
  • Ensure credit and criminal reports are obtained for prospective residents and that company standards regarding income and prior rental history are met.
  • Prepare, process, and sign leases and related forms, or supervise others performing these tasks.
  • Collect rents and late charges, handle delinquent accounts, or supervise others doing so.
  • Pursue lease renewals and send notices at least 45 days before expiration.
  • Supervise leasing employees and ensure effective closing techniques.
  • Handle evictions and landlord liens.
  • Maintain resident files, including move-in sheets, move-out notices, security dispositions, and warnings.
  • Ensure residents have a clean, safe, and well-maintained community.
  • Ensure maintenance requests are handled immediately on a one-call basis when possible and notify residents when ordered parts cause delays.
  • Maintain common areas.
  • Ensure make-ready vacant units are available.
  • Oversee risk management and emergency procedures.
  • Inspect the property and improvements, record deficiencies, and take necessary action within budget limits.
  • Maintain key-control coding for all units and areas.
  • Handle emergencies, report accidents and emergency situations to the Regional Community Supervisor, prepare required reports, provide 24/7 availability unless the supervisor is notified, and monitor the parking lot for unauthorized vehicles.
  • Review weekly reports for accuracy and completeness.
  • Supervise outside contractors working on the property.
  • Prepare the property for code, mortgage, and other inspections as directed by the Regional Community Supervisor.
  • Report employee violations of company policy to the Regional Community Supervisor.
  • Develop and enforce community policies and rules.
Desired Qualifications
  • Bilingual ability in Spanish.
  • A college degree.
  • Accredited Resident Manager certification.
