Requirements
  • Five or more years of experience as a General Manager overseeing 300 or more units.
  • Excellent problem-solving, interpersonal, communication, leadership, and supervisory skills.
  • Excellent sales skills.
  • Ability to read, analyze, and interpret general business periodicals, and to write reports and business correspondence.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area, and apply basic mathematics concepts.
  • Ability to solve practical problems and deal with a variety of concrete variables where only limited standardization exists.
  • Knowledge of property-level operations software, Microsoft Outlook, internet software, Microsoft Excel, and Microsoft Word.
  • Successful completion of a background screen and drug test is required.
Responsibilities
  • Supervise the overall performance of the property.
  • Hire, train, and develop a competent team.
  • Manage daily operations directly or indirectly, including reviewing daily rent recommendations and identifying opportunities to maximize income.
  • Collect rents and implement timely legal delinquent-rent procedures.
  • Ensure resident insurance compliance procedures are in place and screening criteria and policies are followed.
  • Ensure resident retention procedures are implemented timely and effectively.
  • Complete weekly reports and other required reports accurately and on time.
  • Approve invoices and ensure timely and accurate data input.
  • Review and analyze monthly performance, complete meaningful variance reports, and initiate annual budgets and forecasts.
  • Identify market challenges, educate the staff and regional manager about competitors and market conditions, and create effective marketing plans.
  • Ensure recurring contract work, including unit cleaning, painting, and landscaping, is routinely bid to maintain quality and pricing.
  • Confirm contractor insurance and lien-waiver requirements comply with policy, and monitor contractor performance quality and timeliness.
  • Implement OSHA and other safety procedures, educate the team on safety precautions, conduct routine safety meetings, and maintain up-to-date MSDS information.
  • Identify potential repairs or capital projects with the maintenance supervisor.
  • Confirm that curb appeal meets corporate and regional-manager standards and identify actual or potential risk-management issues.
  • Read, follow, and implement company and employee handbooks, property policy manuals, and other governing documents.
