Requirements
  • Extensive experience in technical operations, engineering asset management, lifecycle replacement, or capital project delivery within data centres or another mission-critical environment.
  • Demonstrable experience delivering complex mechanical and electrical infrastructure replacement or upgrade projects in live operational facilities.
  • Strong understanding of critical electrical and mechanical systems, resilience principles, maintainability, commissioning, and operational risk.
  • Experience developing asset replacement plans, condition-based investment priorities, business cases, capital budgets, and multi-year delivery programmes.
  • Commercial and procurement experience, including consultant and contractor scopes, tender evaluation, contract administration, cost forecasting, and change control.
  • Ability to translate technical risk and engineering detail into concise recommendations for senior stakeholders and investment decision-makers.
  • Degree, HNC/HND, or equivalent professional qualification in mechanical, electrical, building services, or another relevant engineering discipline.
  • Recognised project or programme management qualification, such as APM or PRINCE2, or equivalent practical experience.
  • Experience with data centre infrastructure, including high-voltage and low-voltage distribution, standby generation, uninterruptible power supplies, cooling, controls, fire systems, and associated monitoring platforms.
  • Experience managing specialist consultancy services, original equipment manufacturer engagement, and long-lead critical equipment procurement.
  • Knowledge of energy-efficiency assessment, whole-life costing, and sustainability considerations for infrastructure replacement.
Responsibilities
  • Maintain the site-wide Lifecycle Replacement Programme, including priorities, dependencies, budget forecasts, delivery milestones, and multi-year investment requirements.
  • Develop a risk-based methodology for prioritising asset replacement based on condition, criticality, resilience, maintainability, obsolescence, statutory compliance, energy performance, failure history, and availability of spares or technical support.
  • Maintain links between the asset register, planned maintenance findings, condition surveys, incident and defect records, operational risk registers, engineering studies, and the capital replacement plan.
  • Prepare business cases defining the operational need, options considered, risk of deferral, recommended solution, cost, programme, benefits, and implementation constraints.
  • Lead technical improvement projects from definition and feasibility through design, procurement, construction, commissioning, handover, and post-implementation review.
  • Plan replacement works in live data centre environments while protecting resilience, capacity, maintainability, customer commitments, and operational controls.
  • Coordinate switching, isolation, contingency, temporary plant, rollback, and operational readiness strategies with authorised site teams and subject matter experts.
  • Ensure designs and technical solutions are reviewed by relevant stakeholders, fit for purpose, maintainable, appropriately standardised, and aligned with long-term site and portfolio strategy.
  • Manage consultants, contractors, original equipment manufacturers, and specialist vendors, including scope development, tender support, technical evaluation, appointment, performance monitoring, and commercial challenge.
  • Control project budgets, commitments, forecasts, cash flow, cost-to-complete, change, and risk allowances, providing monthly reporting and early escalation of variance.
  • Establish and maintain integrated programmes identifying critical paths, operational constraints, procurement lead times, outages, dependencies, and key stakeholder decisions.
  • Lead project governance reviews and provide executive-level reporting on Lifecycle Replacement Programme status, delivery confidence, key risks, required decisions, and forward investment requirements.
  • Ensure testing, commissioning, and integrated systems testing are planned and executed to demonstrate that new or modified systems meet approved design intent and operational requirements.
  • Coordinate handover into Operations, ensuring asset data, drawings, operations and maintenance information, warranties, training, spares, maintenance requirements, procedures, and compliance evidence are complete and accepted.
  • Monitor environmental, energy-efficiency, and sustainability opportunities in replacement decisions, including whole-life cost, efficiency improvement, and reduction of operational carbon where appropriate.
  • Promote lessons learned, standardisation, and continuous improvement across lifecycle planning, project delivery, and operational engineering governance.

Siemens Financial invests in UK data centre operator Kao Data

Siemens Financial Services has taken an undisclosed stake in UK data centre operator Kao Data, joining existing investors Goldacre, Legal & General and Infratil. The investment reflects Siemens' focus on digital infrastructure supporting AI and high-performance computing growth. Kao Data also renewed its renewable electricity supply agreement with Shell Energy for a fourth consecutive year. Since 2022, Shell has supplied approximately 140 gigawatt hours of electricity annually to Kao's facilities. The company aims to become carbon-neutral by 2030, with the Shell partnership enabling customers' electricity demand to be matched with certified renewable generation from UK sources. Last month, Kao secured a 22MW capacity deal with neocloud Nebius.

Nebius deploys $2.2B AI cloud infrastructure at Kao Data's Harlow campus in 10-year deal

Kao Data has secured a 10-year, 22MW AI infrastructure deployment with Nebius at its Harlow data centre campus, valued at part of Nebius's £1.7 billion UK investment. The agreement will support AI innovation in UK academic and research communities, aligned with the government's AI Opportunities Action Plan. Nebius, a NASDAQ-listed AI cloud company, will host its AI Cloud platform and Token Factory inference service at the facility. The deployment will be powered by 100% renewable energy and utilise direct-to-chip liquid cooling to minimise water usage. Kao Data's Harlow campus hosts the UK's largest cluster of advanced AI and research computing workloads. The company has 237MW of IT load operational, under development or planned across its portfolio, with future facilities planned in West London, Greater Manchester and Harlow.
