Requirements
  • At least 5 years of multi-trade maintenance experience in multifamily, lodging, barracks, or commercial facilities, including plumbing, electrical work within authorization, basic HVAC, and carpentry.
  • Ability to work respectfully in occupied rooms.
  • High school diploma or GED.
  • OSHA 10 certification.
  • Must provide own basic hand tools.
  • Valid driver's license and acceptable driving record.
  • Must be able to pass a background check and obtain installation access.
Responsibilities
  • Respond to emergency, urgent, and routine maintenance requests within required timeframes, stabilize emergencies, and escalate licensed work.
  • Perform routine plumbing, electrical work within authorization, HVAC first response, door and hardware, drywall, and fixture repairs.
  • Use the assigned repair kit, scan issued parts to the work order, and return unused stock.
  • Record arrival, diagnosis, failure cause, remedy, and verification on a mobile tablet, capturing photos where permitted.
  • Report conditions requiring specialty trades, mold or moisture response, or major repair.
  • Serve in the on-call rotation and respond to after-hours calls.
  • Follow applicable codes (NEC, IPC/UPC, and IMC), manufacturer specifications, and safe work practices, including lockout/tagout (LOTO), personal protective equipment (PPE), and ladder safety.
  • Maintain assigned tools, service vehicle, and work areas in a clean, safe, and organized condition.
  • Treat residents and occupied living spaces with courtesy and respect, and clean up after each job.
  • Lift up to 50 lb., climb ladders, work in mechanical spaces, bend, kneel, work in tight areas, and be exposed to outdoor weather, heat, and cold.
  • Drive a service vehicle between buildings.
  • Work typical Monday-to-Friday daytime hours, with possible evening or weekend shifts and on-call after-hours emergency escalations as duty lead.
  • Travel locally each day between buildings on the installation.
  • Complete a pre-employment drug screen; employees are also subject to random drug screens during employment.
Desired Qualifications
  • Experience using a CMMS mobile app.
  • Residency in the Fort Campbell area.
  • Ability to read blueprints, schematics, and wiring diagrams.
  • Experience working on Department of Defense installations, contracts, or programs, particularly Army or military housing maintenance.
  • Technical or trade school.
  • EPA 608 Type II certification.
  • State trade licenses.
