  • Proficiency with internet, word-processing, spreadsheet, database-management, and property-management software.

  • Ability to access all exterior and interior parts of properties and amenities, and to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Maintain the physical asset and maximize financial returns in accordance with the owner's objectives.
  • Comply with company policies and procedures and laws and regulations governing multifamily housing operations, including Fair Housing, the Americans with Disabilities Act, and the Fair Credit Reporting Act.
  • Direct and coordinate activities that motivate and cultivate the on-site team and ensure operations meet or surpass industry standards.
  • Attract, advise, and present to current and potential clients the value of choosing the company.
  • Maintain and inspire the company culture.
  • Work with on-site team members to prioritize solutions and provide frameworks that drive journey metrics.
  • Understand issues and opportunities and solve them through innovative solutions.
  • Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with company values.
  • Create and maintain clear, sequenced plans to launch projects successfully.
  • Lead cross-functional teams through change programs and projects using frameworks and influence modeling to drive awareness and outcomes.
  • Participate in industry-related associations and community activities that support company and business goals.
  • Supervise and mentor the property on-site team by communicating and updating goals through one-on-one mentoring and daily team huddles.
  • Hire, onboard, train, and manage team-member performance in accordance with company policies, values, and business practices.
  • Manage the client and owner relationship by meeting with owners, conducting property tours, providing property-performance updates, and responding to owner requests.
  • Provide input into property budgets by analyzing financial statements, reviewing marketing information, and assessing operational reports and performance patterns.
  • Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted, completing financial bank deposits, and preparing and reviewing monthly financial-status reports.
  • Approve and submit vendor, contractor, and service-provider invoices for payment by reconciling work performed or products purchased, validating insurance certificates, coding charges, and managing communications among vendors, accounting, and the client or owner.
  • Analyze market and economic trends and implement short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to questions, grievances, and requests and resolving service issues.
  • Ensure maintenance team members comply with company standards for responding to and completing resident service requests.
  • Conduct regular in-person property inspections and take action to ensure property, grounds, buildings, and amenities meet safety, cleanliness, appearance, and appeal standards.
  • Complete accounting, financial, administrative, and other reports.
  • Oversee lease-enforcement policies through apartment inspections, proper notices, eviction procedures, and the imposition and collection of allowable late fees and other charges.
  • Work additional tasks that may require weekends or after-hours availability.
  • Travel to properties, visit clients, present for new business opportunities, attend educational conferences, and perform other business-related activities.
