  • Ability to maintain confidentiality regarding company operations and bids.
  • Ability to communicate professionally with owners, inspectors, architects, and other project stakeholders, with competency in written and verbal communication.
  • Familiarity with Microsoft Office Suite, specifically Word, Excel, and PowerPoint, email platforms, and the SAGE platform.
  • Ability to multitask and remain well organized.
  • OSHA 30 certification.
  • Ability to use and adapt to technology.
  • Skills in analyzing information, data entry, attention to detail, confidentiality, thoroughness, problem solving, reporting, organization, flexibility, and responsiveness.
  • Knowledge of construction and/or management work experience.
  • High school diploma or GED.
Responsibilities
  • Accurately estimate assigned projects.
  • Purchase materials and subcontracts economically and expeditiously for assigned projects.
  • Coordinate field and office activities on assigned projects, including scheduling.
  • Serve as company liaison with the owner, architect, and engineer.
  • Read and interpret construction documents, including drawings, specifications, and Gantt-type schedules.
  • Estimate and manage the daily details of projects, including purchases, subcontracting, changes, and coordination of office and field activities during construction.
  • Produce and maintain project schedules.
  • Manage Requests for Information, Proposal Requests, and Change Orders.
  • Generate job meeting agendas.
  • Maintain photo documentation of project progress and property damage when needed.
  • Produce and review time sheets.
  • Review progress invoices.
  • Gather, organize, and submit contract closeout documentation.
  • Maintain an up-to-date library of material suppliers, labor laws, equipment rental rates, and qualified subcontractors by category.
  • Study and understand project contract documents before and after estimating to identify ambiguities, problematic provisions, and potential unforeseen costs, and report them to executive management.
  • Investigate jobsite conditions before bidding, including site accessibility, surface and underground conditions, and other factors affecting construction methods and costs.
  • Estimate each job accurately and review estimates with executive management for analysis, calculation checks, and corrections.
  • Purchase major materials and coordinate with subcontractors to secure competitive pricing and timely delivery and performance.
  • Prepare and update job progress schedules in coordination with the job superintendent.
  • Coordinate material deliveries and subcontract work according to the progress schedule and adjust them when conditions change.
  • Resolve or assist the job superintendent with design and detail problems involving owners, design agents, suppliers, and subcontractors.
  • Attend preconstruction and job meetings.
  • Identify and understand cost breakdowns, obtain executive management approval, release them to accounting, and adjust them as required by changes.
  • Prepare periodic percent-completion data for job cost reports and monitor reports to correct mispostings and other errors.
  • Analyze job cost reports and determine recommended action on overruns.
  • Prepare data for monthly invoices with the job superintendent and submit it to accounting in a timely manner.
  • Act as job superintendent when the scope or size of the job requires it.
  • Ensure details and submittals are received, submitted, corrected, approved, and returned to suppliers and subcontractors to support material and equipment delivery schedules.
  • Supervise submittal control data and produce and update submittals.
  • Maintain and supervise estimate and plan files.
  • Monitor applicable contract files.
  • Supervise or assist with preparation of bid and job correspondence.
  • Assist job superintendents in maintaining subcontractor relations and coordinating field and office activities.
  • Request extensions of time as required by contract documents.
  • Monitor maintenance of as-built drawings and ensure as-built information is transferred to the permanent record set.
  • Determine the scope of work for smaller projects without drawings and communicate it to executive management for estimating.
  • Attend seminars on estimating, management, and construction techniques as requested by executive management.
  • Prepare special reports requested by the president or executive management.
