Requirements
  • A Massachusetts real estate license and a successful track record of real estate sales.
  • At least four years of experience as a real estate sales or leasing agent.
  • Strong interpersonal communication skills and the ability to contribute individually and as part of a team.
  • The ability to build and maintain rapport with team members and clients.
  • Adaptability to new processes and changing priorities and business needs.
  • Marketing experience and the ability to drive sales through creative means.

Responsibilities
  • Conduct and support on-site sales for a new-construction condominium development project.
  • Collaborate with all other CHARLESGATE associates on the project to execute project sales in an organized and effective manner.
  • Maintain awareness of the local market, major developments, and competing development projects, including touring competing developments and monitoring activity.
  • Become familiar with local neighborhood and community services and amenities, including schools, dining, shopping, commuting routes, and resident demographics.
  • Maintain detailed knowledge of building amenities, unit plans, finishes, and construction details offered by the developer.
  • Communicate with the CHARLESGATE marketing team to provide guidance and input on sales and marketing effectiveness.
  • Record and organize lead follow-up, sales activity, and customer-tracking data in the customer relationship management software and other databases.
  • Serve as the primary point of contact for lead inquiries, respond promptly to leads including on weekends, and follow up consistently as needed.
  • Provide site coverage during business hours and on-demand showing availability as needed to sell units.
  • Assist with marketing activities by contributing written and visual content and using social media to promote the property.
  • Coordinate with the marketing department to manage project social media pages and promote content on personal social media.
  • Engage the co-brokerage community to encourage showings and sales through broker open houses, webinars, office roadshows, and similar activities.
  • Assist in planning and conducting special sales events and marketing projects.
  • Ensure that the property, grounds, model units, and sales office remain in optimum showing condition.
  • Process reservation agreements with attention to detail.
  • Distribute purchase and sale agreements and exhibits and communicate with buyers, brokers, and attorneys to ensure timely signing and execution.
  • Conduct inspections and walkthroughs for customers through closing as needed.
  • Maintain relations with new buyers and residents through closing, support a seamless property-management turnover, and generate referrals for future business.
  • Manage the project master Google Sheet in real time with attention to detail.
  • Perform contract administration.
  • Create and distribute closing calendars for sales, construction, and management.
  • Work with closing attorneys to distribute condominium documents, declarations of trust, operating budgets, floor plans, and related materials.
  • Schedule inspections, walkthroughs, and appraisals.
  • Oversee closing-file organization.
  • Perform other assigned responsibilities.
