Requirements
  • At least 10 years of experience in business development, sales, or development within real estate, construction, or modular or prefabricated sectors.
  • A proven track record of securing large-scale projects and managing complex sales cycles.
  • An established network among developers, government partners, or institutional clients in Ontario.
  • Demonstrated ability to identify new opportunities, build strategic relationships, and generate repeat business.
  • Strong business acumen, negotiation skills, and ability to structure deals.
  • An entrepreneurial, results-driven approach with a builder mindset.
  • Drive to open new relationships and build strong credibility in the market.
  • Strategic thinking combined with tactical execution.
  • Ability to work collaboratively across technical and delivery teams.
Responsibilities
  • Proactively source new project opportunities through outbound prospecting, direct outreach, and personal networks across developer, government, and institutional channels.
  • Represent Stelumar at industry events, conferences, and associations such as BILD, OHBA, ULI, and CHBA to build relationships and generate qualified leads.
  • Identify priority sectors, including affordable housing, purpose-built rental, institutional, and government, and build targeted pursuit plans.
  • Maintain accurate customer relationship management tracking, including leads, pursuits, forecasts, and conversion rates.
  • Build and manage a pipeline of qualified public- and private-sector opportunities, qualifying and prioritizing pursuits based on fit, deal economics, and probability of close.
  • Collaborate with product, development, and construction teams to define scope, pricing, and delivery strategy for each opportunity.
  • Develop tailored client offers and commercial, residential, and institutional, commercial, and industrial proposals that position Stelumar competitively.
  • Lead presentations, pitch meetings, and client engagement throughout the sales cycle.
  • Manage six- to twenty-four-month, multi-stakeholder sales cycles from first contact through executed contracts, keeping deals moving across key milestones.
  • Lead negotiations and structure commercial, residential, and institutional, commercial, and industrial terms, pricing, deposits, milestone payments, and risk allocation with internal stakeholders.
  • Hand off signed clients to the delivery team and remain available for questions during delivery.
  • Drive repeat and referral business from satisfied clients to generate new pursuits.
  • Monitor market trends, the competitive landscape, and government initiatives affecting housing delivery.
  • Translate market insights into actionable strategies that strengthen Stelumar’s value proposition.
  • Support development of messaging, case studies, and sales materials.
Desired Qualifications
  • Post-secondary education in Engineering, Architecture, Construction, or related fields.
  • Experience leading or building a sales function.
  • Ability to monitor posted opportunities on external platforms and prepare and manage proposals accordingly.
