LRO acquires Courtyard Edinburgh as Iconic prepares to take on management.

LRO acquires Courtyard Edinburgh as Iconic prepares to take on management. October 6, 2026 LRO Hospitality has acquired the 240-bedroom Courtyard by Marriott Edinburgh, with Iconic Hotels & Resorts set to assume operations and management. The joint venture between L+R and Dutch pension investment manager PGGM says it bought the hotel from a fund managed by CVC Marathon, completing the transaction on 30 September 2026. The purchase follows its acquisition of Marriott Brussels Grand Place. At Baxter's Place, close to Edinburgh Playhouse and Picardy Place tram stop, the hotel combines three Georgian townhouses with a contemporary extension. Its facilities include the 1802 Lounge & Grill, a terrace and fitness centre. The address carries a distinctive Scottish heritage: it was once home to lighthouse engineer Robert Stevenson, grandfather of author Robert Louis Stevenson. The investment sits within a substantial visitor economy. VisitScotland's figures, drawn from the International Passenger Survey, estimate that international visitors made 4.4 million trips to Scotland in 2024, spending £4 billion. That national picture provides context for the acquisition, rather than a measure of this hotel's performance. LRO says its investment approach combines active asset management, operational improvements and strategic capital investment. The Edinburgh announcement does not disclose a purchase price or set out a specific refurbishment programme.

In association with Hospitality investment platform LRO has announced the completed acquisition of the Courtyard by Marriott Edinburgh from a fund managed by CVC Marathon for an undisclosed amount, expanding its European portfolio. The 240-bedroom venue is situated at 1-3 Baxter's Place, near the Scottish capital's historic town centre and key transport links. Following the purchase, L+R division Iconic Hotels and Resorts will take over operations and management. Henri Wilmes, chief investment officer at LRO Hospitality, said: "The acquisition of Courtyard by Marriott Edinburgh represents another important step in the growth of the LRO Hospitality platform and demonstrates the strength of its partnership with PGGM. "This latest acquisition, following our recent investment activity in Brussels, reflects our confidence in the European hospitality sector and the significant opportunities we continue to see across the market." Kerr Young, head of UK national hotels at JLL, who managed the sale, added: "Edinburgh benefits from a unique combination of cultural heritage, strong year-round demand drivers and exceptional connectivity, making it a highly attractive market for core-plus hotel investment. "This transaction demonstrates the depth of institutional capital targeting well-located, cash-flow-generating assets in Europe's leading gateway cities and we are proud to have delivered an excellent result for our client." News Analysis The management change sits atop a property whose Marriott flag has outlasted the operating arrangements around it. Marriott announced the Baxter's Place conversion in October 2014, when the listed Georgian townhouses had stood empty for years and the scheme required a new building behind their retained façade. That original choice matters now: the Courtyard identity was embedded in the redevelopment itself, while management could pass between specialists without requiring a rebrand. That separation became visible when Valor Hospitality Partners announced in January 2022 that it had taken on its first Edinburgh hotel, adding Courtyard to a global managed portfolio of 85 properties. For Valor, the appointment extended a Marriott relationship that began with the UK launch of AC hotels in 2016; for the property, it installed another operator without changing the flag. Marriott supplied continuity while the owner retained a portable management arrangement. That operating succession had already begun to loosen before the sale. Edinburgh Marriott Hotel Holyrood said in February 2025 that Ronald Little, formerly general manager at Baxter's Place, had moved to lead the Holyrood hotel after its refurbishment and relaunch. The buyer's management arm therefore inherits the Courtyard flag without either the operator or hotel leader installed during the previous cycle. Little took the post while serving as vice-chair of the Edinburgh Hoteliers Association. Published: 1h ago
