Requirements
  • Must be able to work a rotating on-call schedule.
  • Basic understanding of HVAC, electrical, plumbing, and other systems.
  • Working knowledge and experience in general apartment maintenance and repair.
  • Strong understanding or related experience to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.
  • Experience operating a variety of equipment and small hand tools.
  • Working knowledge of repairing common appliances and devices.
  • Ability to read and write English fluently, perform intermediate mathematical functions, and use on-site resident management software.
  • A minimum of three years of experience as a residential property management maintenance technician.
  • Ability to apply common-sense understanding to carry out written, oral, or diagram-based instructions.
  • Ability to lift, carry, push, pull, or maneuver up to 50 pounds independently and 100 pounds with assistance.
  • Basic computer and internet knowledge.
Responsibilities
  • Assist the Maintenance Supervisor on special maintenance projects, including preventative maintenance of building components and mechanical systems.
  • Complete resident service requests in a timely manner.
  • Perform make-ready procedures, including painting, appliance repair, plumbing, electrical fixture repair, replacing faulty parts, checking locks, and replacing light bulbs.
  • Perform preventative maintenance inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment.
  • Respond quickly to emergencies, notify appropriate personnel, and follow safety protocols.
  • Inspect carbon monoxide and fire protection alarm systems and schedule repairs when needed.
  • Perform snow removal as required.
  • Maintain good working relationships with staff members, tenants, supervisors, and contract laborers.
