Energy firm leases major space in downtown.

Energy firm leases major space in downtown. HOUSTON - (Realty News Report) - Chord Energy has leased 157,390 SF of office space in the 1001 Fannin building in downtown Houston. Formerly known as First City Tower, the 49-story building opened in 1981 on a block bounded by San Jacinto, McKinney, Lamar and Fannin streets. Chord Energy, which has been in the building for years, renewed its lease of 130,300 SF and leased an additional full floor of 27,090 SF, according to Partners Real Estate. Chip Colvill and Brad Beasley of Partners represented the landlord in the lease negotiations. Chad Beck of Cushman & Wakefield represented Chord Energy. "Chord Energy has been a tenant at 1001 Fannin for nearly 20 years, so they are an extremely valued tenant at the property," Colvill said. Chord Energy, formerly known as Oasis Petroleum, has been active in exploration and hydraulic fracturing in the Williston Basin in North Dakota. The company's shares are traded on the NASDAQ exchange. Renovations to the 1001 Fannin building, including a new conference center, have generated strong leasing momentum, Partners reported. Along with renewals from existing tenants such as Chord Energy, the building is attracting significant interest from new prospects. "In addition to the Chord Energy renewal and expansion, we have completed over 140,000 SF of additional leases in the building in the past 18 months," Beasley said. The LEED Gold-certified tower includes 1,333,312 SF of office space with eight corner offices per floor, 25,000 SF of retail and amenity space, and a tunnel-connected parking garage that encompasses a full city block. The Vinson & Elkins law firm had its offices in 1001 Fannin for many years before relocating to Hines' new Texas Tower about four or five years ago. On a block near 1001 Fannin, a new 12-story parking garage has been proposed. The owners of the Houston Center complex have acquired a full city block for the new garage, a block known Block 95, bounded by Walker, Rusk, Caroline, and San Jacinto streets. The 4.6-million-SF Houston Center campus was acquired in May 2025 by lender AustralianSuper, a pension fund working in conjunction with Texas-based Stream Realty Partners. The skyscrapers in Houston Center are located at 1221 McKinney, 909 Fannin, 1301 McKinney, and 1331 Lamar. Feature image: Courtesy Partners Real Estate

Chord divests its entire non-op Marcellus position in $550MM deal.

Chord divests its entire non-op Marcellus position in $550MM deal. September 16, 2026 10:41 AM CDT Chord Energy Corp. is dropping its entire non-op position in the Marcellus Shale in a $550 million deal to Korea's Posco International Corp.

POSCO International acquires Chord Energy's Marcellus gas assets for $550 million.

POSCO International acquires Chord Energy's Marcellus gas assets for $550 million. Chord Energy has agreed to sell its entire non-operated Marcellus natural gas position to South Korea's POSCO International for $550 million. The transaction includes approximately 32,000 net acres and trailing 12-month production of roughly 121 million cubic feet per day of residue gas, with no natural gas liquids. The purchase price represents approximately six times adjusted earnings before interest, taxes, depreciation and amortization, based on gross proceeds and a Henry Hub natural gas price of $3.50 per million British thermal units. POSCO International has provided a $55 million deposit, with the remaining consideration due at closing. The transaction has an effective date of July 1, 2026, and is expected to close during the fourth quarter of 2026, subject to customary conditions. Chord inherited the Marcellus interests through its 2024 combination with Enerplus but classified them as non-core. Following the divestiture, Chord will operate as a pure-play Williston Basin producer. The company expects the sale to reduce annual capital spending by approximately $25 million, increase its oil weighting by four to five percentage points, and further strengthen its balance sheet. For POSCO International, the acquisition adds immediate, cash-generating U.S. natural gas production to an energy portfolio spanning upstream development, liquefied natural gas, terminals and power generation. It also increases the company's exposure to North American supply at a time when U.S. gas production and LNG export capacity are becoming increasingly important to global energy markets. Industry impact. The transaction reinforces the United States' position as a "safe barrel" - and, in this case, a secure molecule - supported by established infrastructure, private ownership, transparent regulation and relatively low geopolitical risk. For international buyers, U.S. oil and gas assets offer reliable production and access to expanding export markets. The deal also illustrates continued portfolio specialization, with Chord concentrating on oil-rich Williston assets while POSCO expands its gas and LNG supply platform. Sales strategy. Oilfield service companies should identify the operating partners responsible for the non-operated acreage and monitor post-closing capital plans, authorizations for expenditure and vendor requirements. Prioritize services connected to production optimization, well workovers, compression, gathering, emissions monitoring, water management and asset integrity. Position proposals around lowering operating costs, maintaining production and meeting Appalachian environmental and regulatory requirements.

Wall Street eyes 20%+ returns for Broadridge and Chord Energy, flags Genesis Energy headwinds

Wall Street analysts have identified several stocks with significant upside potential, but fundamental analysis reveals a more nuanced picture. Genesis Energy, which operates a 64% stake in the Poseidon Pipeline in the Gulf of Mexico, faces substantial headwinds despite a 19.9% implied return. The company has posted flat sales over the past five years and carries a concerning 5× net-debt-to-EBITDA ratio, indicating overleveraging risks. In contrast, Broadridge Financial Solutions shows stronger fundamentals supporting its 22.6% price target. The financial technology firm has achieved 8.4% annual revenue growth over five years whilst expanding its free cash flow margin by 10 percentage points. Trading at 15.8× forward P/E, Broadridge processes over $10 trillion in daily trades. Chord Energy also features amongst analyst favourites with a 19% implied return, though details on its operational performance were limited. Investors should note that analyst price targets often reflect business development interests rather than purely objective analysis.
