Requirements
  • A minimum of three years of apartment property management experience or closely related multifamily management experience is preferred.
  • Demonstrated experience leading or supervising employees.
  • Strong knowledge of Fair Housing and landlord-tenant practices.
  • Excellent customer service and conflict resolution skills.
  • Strong written and verbal communication abilities.
  • Excellent organizational and time management skills.
  • Ability to prioritize multiple responsibilities in a fast-paced environment.
  • Basic financial and reporting competency.
  • Valid California Driver's License with an acceptable driving record.
  • Ability to successfully pass a background check and drug screening.
  • Legal authorization to work in the United States at the time of hire.
Responsibilities
  • Manage the day-to-day operations of a 68-unit apartment community.
  • Ensure company policies, Fair Housing requirements, and all applicable federal, state, and local laws are consistently followed.
  • Maintain a safe, attractive, and professionally operated community.
  • Conduct regular property walks to identify maintenance, safety, housekeeping, landscaping, and curb appeal opportunities.
  • Ensure community standards are consistently maintained.
  • Maintain strong occupancy through effective leasing, marketing, and resident retention efforts.
  • Conduct apartment tours and process rental applications.
  • Execute lease agreements and renewals.
  • Explain lease terms, community policies, and expectations to new and existing residents.
  • Build positive relationships with residents while professionally addressing questions, concerns, and conflicts.
  • Respond promptly and professionally to resident concerns and service requests.
  • Maximize property performance while operating within established budgets.
  • Collect rent and monitor delinquency.
  • Administer late notices, three-day notices, and other required collection processes.
  • Assist with budgeting, reporting, and expense management.
  • Complete required daily, weekly, and month-end reports accurately and on time.
  • Directly supervise one Maintenance Technician and one Porter or Groundskeeper.
  • Assign and prioritize daily work.
  • Monitor completion of maintenance requests.
  • Conduct regular team check-ins.
  • Coach, mentor, and support team members.
  • Promote accountability and professionalism.
  • Ensure maintenance and housekeeping standards consistently meet company expectations.
  • Partner with corporate leadership regarding operational priorities and property improvements.
  • Review and assign maintenance requests.
  • Monitor work order completion.
  • Coordinate apartment turns.
  • Prioritize repairs.
  • Communicate effectively with maintenance staff and residents throughout the repair process.
  • Ensure preventive maintenance programs are completed.
