Requirements
  • A bachelor's degree from an accredited college or university in Business Management, Real Estate, or a related field is preferred.
  • Four to six years of relevant experience applying property management, sales, marketing, and customer service knowledge to manage an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate a team’s work.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent communication, conflict resolution, and customer service skills.
  • Ability to work independently, as a leader, and as a collaborative team member.
  • Required licenses and certifications for applicable state and local jurisdictions.
  • A valid driver's license to drive a golf cart on the property.
  • Proficiency with Internet, word processing, spreadsheet, and database management programs.
  • Strong proficiency with property management software, preferably Entrata, Yardi, and/or OneSite.
  • Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Manage the day-to-day operations, team members, daily activities, and resources of an assigned property to achieve budgeted financial and operational goals and comply with applicable company policies and housing laws.
  • Provide input into property budgets by analyzing financial statements, reviewing marketing information, and assessing operational reports and performance patterns.
  • Set rent rates, ensure rent and fees are collected and posted on time, make bank deposits, and prepare and review monthly financial status reports.
  • Approve vendor, contractor, and service-provider invoices by reconciling work performed or products purchased, validating certificates of insurance, coding charges, and managing related communications.
  • Control expenditures within the approved budget and manage the petty cash fund.
  • Oversee lease enforcement by approving resident applications, discounts, and renewal leases; conducting apartment inspections; following notice requirements; evicting residents; and imposing and collecting allowable charges.
  • Analyze market and economic trends and implement short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests and resolving service issues.
  • Ensure maintenance team members meet company standards for responding to and completing resident service requests.
  • Conduct regular property inspections and take action to ensure the property, grounds, buildings, and amenities meet safety, cleanliness, appearance, and appeal standards.
  • Supervise property staff by interviewing, hiring, orienting, training, and managing employee performance.
  • Manage client and owner relationships through meetings, property tours, performance updates, and responses to owner requests.
  • Complete accounting, financial, administrative, and other reports.
  • For California properties, manage the lease process using the California-specific Lease File Checklist to ensure lease documents are complete, compliant, and consistently organized.
  • Make routine local trips for bank deposits, training classes, outreach events, and other job-related activities.

S.L. Nusbaum Realty Co. Represents Greystar Development East, LLC in $27 Million Acquisition of Premier Fredericksburg Development Site August 2026 NORFOLK, VA (August 2026) - S.L. Nusbaum Realty Co. is pleased to announce the successful representation of Greystar Development East, LLC in the acquisition of 34.2 acres located at 3430 Fall Hill Avenue in Fredericksburg, Virginia, for $27,000,000. Known as Ulmanor Farm, the property is widely recognized as one of the last large-scale developable parcels within Fredericksburg's highly sought-after Central Park corridor. The site's strategic location adjacent to Interstate 95 and one of the region's premier retail and commercial destinations positions it as a transformative mixed-use development opportunity for the Fredericksburg market. Greystar plans to develop a premier multifamily community on the property, which will be part of a larger master-planned development featuring residential, retail, and commercial uses. Use project to Franklin mall. News | August 6, 2026 | Mike Boyd Atlanta & Southeast + Apartment Buildings CBL Properties and Greystar broke ground on a mixed-use development at CoolSprings Galleria in Franklin, Tennessee. The project will bring 361 residences and approximately 15,000 square feet of new retail and restaurants to the CoolSprings Galleria campus. In June, CBL announced it had sold a 5.35-acre parcel of underutilized parking to Greystar to make way for this development. The project is expected to take two years to complete. The groundbreaking of the Greystar project goes along with the recent opening of Tennessee's first L.L.Bean store and the announcement of the new DICK'S House of Sports, which will open in 2028 in the JCPenney store location. CBL's owned and managed portfolio is comprised of 88 properties totaling 55.6 million square feet across 23 states, including 55 high-quality enclosed malls, outlet centers and lifestyle retail centers as well as more than 25 open-air centers and other assets.

July 28, 2026 A groundbreaking ceremony was held Tuesday, July 28, at CoolSprings Galleria for a new multifamily residential community. Click for More News CBL recently announced it sold a 5.35-acre parcel of land in the northeast corner of the CoolSprings Galleria property to Greystar. This groundbreaking ceremony marks the first construction milestone for an upscale apartment community that will feature 361 residences and 15,000 square feet of ground-floor retail space. Throughout the event, the words collaboration and community were mentioned several times. Williamson County Mayor Rogers Anderson shared how he hoped the younger generation would return to Williamson County by stating, "How can we ensure, how can we help them be able to move into our community? And it's through projects like this that that will occur." Construction is beginning this summer and is expected to take two years to complete the project in the parking area outside of JCPenney and Macy's. The residential development represents the first announced phase of a broader redevelopment plan for the CoolSprings Galleria campus. In March 2025, the Franklin Board of Mayor and Aldermen approved a revised development plan covering more than 86 acres surrounding the mall. The plan allows for up to 600 multifamily units, a 120-room hotel, and 84,555 square feet of additional restaurant, retail, and other nonresidential space.
