Requirements
  • EPA Type 1 and Type II or Universal certification for refrigerant recycling is required.
  • All certifications required by applicable state and local jurisdictions are required.
  • A valid driver's license to operate a golf cart on the property is required.
  • The employee must be flexible with the work schedule based on business and deadline needs.
  • The employee must be able to work normal business hours that may differ from Monday through Friday, 8:00 a.m. to 5:00 p.m.
  • Consistent, regular, in-person attendance during regular working hours at the workplace is required.
  • The employee must be able to travel as necessary, including travel requiring flights and overnight stays.
Responsibilities
  • Travel between properties within a designated region to assist with make-readies, work orders, curb appeal, capital expenditure projects, and related assignments.
  • Complete work orders generated from resident service requests and perform preventive maintenance by diagnosing defects or problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Complete the make-ready process for vacant apartment homes by conducting pre-move-out inspections, creating maintenance punch lists, scheduling vendors and contractors, obtaining supplies and materials, completing maintenance tasks, and inspecting completed work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property maintenance department; track inventory, return unused items, and notify the maintenance supervisor or community manager about reordering needs.
  • Complete service-request documentation and other paperwork accurately and on time so requests can be documented and tracked.
  • Maintain grounds, common areas, and amenities by removing trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost-cutting and expense-control programs by repairing rather than replacing parts when possible, minimizing waste, and using tools and equipment correctly.
  • Comply with safety and risk-management policies by attending routine safety meetings, completing required training on Occupational Safety and Health Administration requirements and other safety-related laws, and reporting accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify compliance with quality standards, scope, and specifications.
  • Assist with routine and periodic property inspections to identify safety and risk-management concerns, maintain the property in good repair, and communicate physical property needs to management.

New Mountain Capital to acquire Asset Living for over $2B

Private equity firm New Mountain Capital has agreed to acquire residential property management group Asset Living in a transaction valued at over $2 billion, according to Reuters. Asset Living is currently owned by Roark Capital, which had been working with William Blair to explore a sale. Under the agreement, New Mountain Capital will acquire Asset Living alongside chief executive Ryan McGrath, who is expected to remain with the company. The deal includes both Asset Living's owned real estate assets and its proprietary technology platform. Founded in 1986 and headquartered in Houston, Asset Living provides property management services across multifamily, student housing and affordable housing sectors, operating in more than 40 US states. New Mountain Capital manages approximately $60 billion in assets.
