Requirements

Responsibilities
  • Partner with the Property Manager in overseeing daily property operations, leasing performance, marketing initiatives, and resident satisfaction.
  • Supervise, coach, and train the leasing team to meet leasing goals, company standards, customer-service expectations, and Fair Housing requirements.
  • Generate traffic, convert leads, secure renewals, and achieve the property’s occupancy and revenue goals.
  • Develop and execute the property’s marketing strategy, including campus outreach, digital advertising, resident referrals, promotions, events, and local partnerships.
  • Maintain the property’s marketing calendar and ensure campaigns, outreach activities, and promotional initiatives are completed on schedule.
  • Oversee social media platforms and review community communications for accuracy, professionalism, brand consistency, and compliance before publication.
  • Monitor lead activity, follow-up performance, tour-to-lease conversion, availability, renewals, and other leasing metrics; identify performance gaps and implement corrective action.
  • Conduct monthly market surveys, monitor competitor pricing and promotions, and recommend rate, concession, and marketing adjustments.
  • Review and approve rental applications according to established rental criteria and ensure lease files are complete and accurate.
  • Maintain the integrity and accuracy of Entrata data, including guest cards, traffic sources, follow-ups, applications, leases, renewals, resident accounts, availability, and work orders.
  • Complete daily lease approvals, renewal updates, availability reviews, and other time-sensitive leasing activities.
  • Track unit and bed availability and support roommate-matching efforts, transfer requests, and occupancy planning.
  • Meet regularly with the Property Manager and Market Director to review leasing performance, marketing results, operational concerns, financial performance, and action plans.
  • Assist with move-in, move-out, and turnover coordination, including resident communications, scheduling, file preparation, inspections, and operational procedures.
  • Support the planning and execution of resident events, leasing events, outreach activities, and promotional campaigns.
  • Assist with invoice review and approval, expense tracking, purchasing, and timely submission of property expenses.
  • Provide customer service and timely communication to residents, prospects, guarantors, vendors, and community partners.
  • Perform administrative and operational duties assigned by the Property Manager.
  • Serve as acting Property Manager when necessary and help maintain continuity of property operations, team supervision, leasing, marketing, and resident services.
