Responsibilities
  • Partner with stakeholders to define the goals, scope, and requirements for capital projects such as preventative maintenance, minor restorations, component replacements, and light asset improvements.
  • Develop concise project plans outlining tasks, timelines, resource needs, and milestone expectations.
  • Assess historical property performance, maintenance needs, and owner objectives to prioritize capital initiatives.
  • Develop and manage budgets for small-scale capital projects, ensuring alignment with ownership expectations.
  • Track project expenditures, maintain accurate financial documentation, and identify cost-efficient alternatives where appropriate.
  • Provide early visibility to potential cost impacts or scope adjustments.
  • Source, evaluate, and coordinate vendors, specialty contractors, and service providers appropriate for the project scope.
  • Obtain bids, review proposals, support contract execution, and ensure contractor compliance with project requirements.
  • Oversee vendor scheduling and project mobilization to ensure timely execution.
  • Monitor progress through scheduled check-ins, photo documentation, and milestone verification.
  • Conduct periodic on-site visits as needed based on project type, risk level, and scope.
  • Ensure work is completed according to manufacturer recommendations, product specifications, and Asset Living quality expectations.
  • Identify routine risks associated with capital repairs, replacements, and minor renovations and implement mitigation steps.
  • Confirm contractors adhere to safety requirements, insurance obligations, and community protocols.
  • Support compliance with local codes, permitting if required, and internal reporting standards.
  • Perform quality checks at project start, key milestones, and completion to confirm work meets specifications and owner expectations.
  • Document deficiencies and coordinate corrective actions with vendors.
  • Serve as the primary point of contact for capital project updates and stakeholder communication.
  • Provide weekly or milestone-based updates on progress, budget status, risks, and next steps.
  • Maintain organized project documentation, photos, change orders, and vendor communication.
  • Deliver close-out packages including warranties, invoices, and completion reports.
Desired Qualifications
  • Experience managing capital, maintenance, or light construction projects within multifamily or commercial real estate is strongly preferred.
  • A bachelor's degree in Construction Management, Facilities Management, Engineering, or equivalent experience is preferred.

New Mountain Capital to acquire Asset Living for over $2B

Private equity firm New Mountain Capital has agreed to acquire residential property management group Asset Living in a transaction valued at over $2 billion, according to Reuters. Asset Living is currently owned by Roark Capital, which had been working with William Blair to explore a sale. Under the agreement, New Mountain Capital will acquire Asset Living alongside chief executive Ryan McGrath, who is expected to remain with the company. The deal includes both Asset Living's owned real estate assets and its proprietary technology platform. Founded in 1986 and headquartered in Houston, Asset Living provides property management services across multifamily, student housing and affordable housing sectors, operating in more than 40 US states. New Mountain Capital manages approximately $60 billion in assets.

Thirteen of the 17 communities are in Texas and transitioned to Asset Living's managed portfolio on May 13. The remaining properties are in Colorado.
