Requirements
  • A high school diploma or equivalent, relevant experience, certification, or license is required.
  • A minimum of three years of relevant experience in routine maintenance and repair of building equipment and system components using several building trade skills is required.
  • The candidate must communicate effectively in oral and written form.
  • The candidate must work independently and collaboratively, complete assignments accurately with attention to detail, and follow written and oral instructions.
  • The candidate must know standard tools, practices, and methods of the assigned trade areas, as well as occupational hazards and safety precautions.
  • The candidate must read, write, and speak English to work with the trouble report system.
  • The candidate must be able to satisfy building trouble reports and establish satisfactory working relationships with the public and other employees.
  • The candidate must be able to operate a motor vehicle and possess and maintain a valid state-issued motor vehicle operator's license.
Responsibilities
  • Construct, maintain, and test mechanical equipment, machinery, and components to keep institutional physical assets in good working order.
  • Grease, lubricate, and replace filters in air and hydraulic systems.
  • Inspect and repair equipment and complete scheduled maintenance.
  • Diagnose problems, make adjustments, and report situations to the appropriate managing staff.
  • Prepare and maintain records and reports.
  • Read and interpret equipment manuals and work orders.
  • Order necessary parts and equipment from vendors and suppliers.
  • Provide care, preventive maintenance, and repair maintenance for building surfaces, structures, hardware, furniture, and fixtures in assigned areas.
  • Initiate work orders for maintenance personnel when work exceeds the mechanic's capabilities and assist with completing the work as required.
  • Replace broken glass in doors, windows, and partitions.
  • Replace light bulbs and fluorescent tubes that custodial personnel cannot reach without scaffolding or ladders six feet or smaller.
  • Replace faucet washers and flush valves, repair minor plumbing leaks, unclog drains with snakes and plumber helpers, and perform other plumbing duties.
  • Replace broken commode seats and tissue, towel, and soap dispensers, and repair bathroom partitions and mirrors.
  • Repair or replace damaged ceiling, wall, floor, and window coverings, including minor plaster work.
  • Adjust and repair door hardware, including door closers and locks.
  • Repair furniture and fixtures.
  • Inspect fire extinguishers and replace units that are out-of-date, discharged, or damaged with fully charged units.
  • Perform minor carpentry work, including hanging mirrors and pictures, installing shelves, tightening loose signs and supports, repairing handrails, and trimming wood doors.
  • Paint areas that require no more than two hours to paint.
  • Perform minor electrical maintenance, including replacing light switches, ballasts, light fixtures, wall outlets, and fuses.
  • Conduct routine building inspections.
  • Conduct periodic roof inspections and perform minor roof repairs, with total responsibility for the assigned area.
  • Adhere to University and unit-level policies and procedures and safeguard University assets.
