Requirements
  • A minimum of 3 years of property management experience is required.

  • Strong verbal and written communication skills in English are required to interact effectively with team members, residents, vendors, and other stakeholders.
  • Fair Housing certification must be obtained before interacting with prospects or residents.
  • Competence in personal computer use, keyboarding, internet searches, mathematics, Microsoft Word, Excel, Outlook, and community software applications.
  • Knowledge of Occupational Safety and Health Administration (OSHA) laws and regulations.
  • Ability to work evenings and weekends.
  • Maintain a neat, clean, and professional appearance during the workday and whenever present in the community.
  • Comply with expectations in the Employee Handbook.
  • Successfully pass a drug test.
  • Obtain Certified Apartment Manager (CAM) certification.
Responsibilities
  • Supervise, control, and plan the apartment community's day-to-day activities, implementing company policies, procedures, and programs to maintain a well-managed and well-maintained property and ensure compliance with regulatory agencies and investors.
  • Use company-approved techniques and directives to screen, hire, orient, and train new personnel.
  • Support staff, encourage teamwork, lead by example, and ensure personnel administration—including performance evaluations, salary reviews, timesheets, and status-change forms—is completed promptly.
  • Determine transitions and promotions for on-site personnel.
  • File reports regarding work-related injuries.
  • Maintain accurate records of community transactions and submit them promptly, including rent rolls, delinquency reports, move-ins and move-outs, accounts payable, and office supply orders.
  • Prepare annual budgets and income projections accurately and on time; ensure rents and late fees or check charges are collected, posted, and deposited promptly.
  • Review, code, and approve invoices for payment and make daily bank deposits.
  • Ensure the property is rented to full capacity and use marketing strategies to attract prospective residents.
  • Oversee Assistant Community Manager and Leasing Agent associates' consistent and effective use of policies and procedures, including waitlists, phone techniques, application verification, and notifications.
  • Ensure leasing practices comply with federal, state, and local laws; obtain credit and criminal reports for prospective residents and ensure company standards for income and prior rental history are met.
  • Prepare, process, and sign leases and related forms, or supervise others in doing so.
  • Collect rents and late charges and handle delinquent accounts, or supervise others in doing so.
  • Pursue lease renewals and send notices at least 45 days before expiration.
  • Supervise leasing employees and ensure effective closing techniques.
  • Handle evictions and landlord liens.
  • Maintain resident files, including move-in sheets, move-out notices, security dispositions, and warnings.
  • Ensure residents have a clean, safe, and well-maintained community.
  • Ensure maintenance requests are handled promptly on a one-call basis when possible and notify residents when parts must be ordered and work delayed.
  • Maintain common areas and ensure make-ready vacant units are available.
  • Oversee risk management and emergency procedures.
  • Inspect the property and improvements regularly, record deficiencies, and take necessary action within budget limits.
  • Maintain key-control coding for all units and areas.
  • Handle emergencies; promptly report accidents and emergency situations to the Regional Community Supervisor and prepare required reports. Remain available 24 hours a day, 7 days a week unless the regional property supervisor has been notified, and monitor the parking lot for unauthorized vehicles.
  • Review weekly reports for accuracy and completeness.
  • Supervise outside contractors working on the property.
  • Prepare the property for code, mortgage, and other inspections as directed by the Regional Community Supervisor.
  • Report employee violations of company policy to the Regional Community Supervisor.
  • Develop and enforce community policies and rules.
Desired Qualifications
  • Bilingual Spanish is a plus.
  • A college degree is preferred.
  • Accredited Resident Manager (ARM) certification is preferred.
