Requirements
  • A bachelor's degree in Construction Management, Construction Engineering, Architecture, Business Management, or similar experience or skill sets.
  • Proficiency in Microsoft Outlook, Word, Excel, and Project, with strong knowledge of PDF software such as Bluebeam Revu.
  • Relevant experience working with advanced financial management software.
  • Ability to quickly learn take-off software and database programs such as On-Screen Takeoff by On Center Software and Sage 300 Construction and Real Estate.
  • Ability to communicate formally and informally in a professional manner and adapt communication to the audience and venue.
  • Ability to demonstrate initiative around project and corporate goals, including learning and changing processes, undertaking self-development, taking responsibility for project problems, sharing project success, identifying opportunities for improvement without sacrificing ethics, and seeking help or guidance.
  • Ability to maintain organization and efficiency with time and resources.
  • Ability to speak English competently.
  • Ability to sit and safely operate a vehicle for extended periods.
Responsibilities
  • Collaborate with and direct the project team to determine and define project scope and deliverables.
  • Build and actively manage each project budget.
  • Manage and coordinate project resources, including budgets, materials, equipment, manpower, and subcontractors, accounting for budget impacts and sourcing lead times.
  • Negotiate contracts with external vendors to secure agreements aligned with project scope and budget.
  • Communicate regularly with key stakeholders about project progress, schedule, and budget.
  • Develop and manage client relationships for existing and upcoming work aligned with corporate goals.
  • Build relationships with vendors and subcontractors to create opportunities, competitive proposals, and effective work.
  • Manage project teams, clients, vendors, and subcontractors in accordance with company core values.
  • Create and manage project documents, including project plans, specifications, shop drawings, and change documents.
  • Attend pre-construction and close-out meetings to share necessary project documentation, including relevant scope, scheduling, staffing, budget, safety, contact, contract, cost-coding, logistics, hourly-study, and subcontractor-performance information.
  • Build and manage project schedules to meet contractual commitments; sequence work for efficiency, track causes of delays and corrective actions, and work with clients to redefine acceptable delivery when delays occur.
  • Administer change processes according to company standards.
  • Use corporate processes for subcontracts, purchase orders, project billings, and other project-management needs.
  • Identify project gaps, shortfalls, overruns, or misses and implement timely corrective action.
  • Provide appropriate notifications regarding non-compliant work, three-day notices, project delays, and other issues.
  • Ensure project quality assurance and quality control processes, including permit procurement, independent testing, inspections, and reporting.
  • Complete additional duties as assigned and as development progresses.
